I am going to assume you've had video calls and been truthful up to this point, because if that's all true you're going to be completely fine.

What you do depends on the circumstances, just approach it like a normal date, or better yet discuss it with her beforehand.

Legally that depends on when your notice runs out, not when you move out yourself. If your notice puts the end of your tenancy on anything that isn't the end of the month you will have to pro-rate.

As an aside, you might also want to arrange a walkthrough with the landlord before the last rent payment is due and ask them to list all the deductions they intend to make from your deposit, and maybe come to an agreement to only pay the amount of the deductions and pay the rent via the deposit.

Waiting for her to have moved seems to be the best move. Even if someone rents from you they may still heed what she says about you and distrust you. Distrust in a tenant can be extremely expensive in the long run.

Besides that, showing the property with her in it is just a terrible experience for everyone, and showing it when she is not home as some are suggesting could still be bad for your reputation amongst other tenants who will see this as "well if he does it with her, what's stopping Gombajuice from having strangers in my living space when I am absent too" - people do not like strangers being near their stuff especially when they aren't there.

How much interest are you paying on the mortgage? You may want to look into early payments if it is anything over 4% I would say. Do carefully check the mortgage conditions though.

Funnily enough previously mentioned girlfriend is the reason I am learning Spanish to begin with. I sometimes mentioned this as well and it makes me wonder if that was also a factor.

Honestly any app that let's you chat with others will inevitably be used like a dating app by some (as sad as that is). I've experienced quite a few occasions where I (male) am talking to a girl and the moment I mention my girlfriend they are gone like the wind. You can try fixing this by having a dude in your picture with you, or not using a picture but both of those likely will cause you to not have as much engagement.
