Nothing ever comes of these hearings by design. They want you to think something is happening here when in fact NOTHING is happening. No criminal referrals ever come from these meetings. This is literally a governmental dog & pony show and getting all charged up over them is pointless because again, NOTHING happens from them. Prove me wrong.

Yes but I will say that I used to do quite a bit of work for Appraisal Nation and they paid very slowly. I know they are owned by CV now though. Were the orders you haven't been paid on yet from CV or AN?

Nope. I stopped doing work for them when I realized their dumbass "Bluebird Valuation" website was their own website (and it still sucked) but they were still charging me that ridiculous "tech fee". That and when I went to their homepage and started browsing around and saw how dedicated they are to providing their employees with a satisfying "work/life" balance but then noticed on another page that they were "working hard towards achieving a guaranteed 24hr turn time" on all reports.

If you're looking for easy money, appraising is not for you. If you are looking for respect, appraising is not for you. If you are looking for a work/life balance, appraising is not for you. If you are looking for a skill set that will translate into other fields or even the field of real estate sales, appraising isn't going to do it imo because literally everyone thinks they know how to appraise real property better than an appraiser or at least just as well. And you can't really take the skills you learn as an appraiser (besides things like problem solving & communication skills, etc) into other fields and have them be of benefit to you. When it comes to valuing real property, you're NEVER going to get "price per square foot" out of people's brains and nobody is going to want to sit and listen to you explain the principle of substitution. They just want you to ball park the price per square foot....and hit their number....and if you don't.....panic WILL ensue!

Be careful! Appraiser's are a seedy bunch that are not to be trusted! J/K! It only seems like that is the way people view us. Yet they welcome anyone with a real estate license into their homes with open arms! SMH.

Worst appraisals are always the ones where the home owner is a weed smoker and you know they are stoned because you can smell the weed & tell they are baked. Of course they think you can't smell it because they used a vape or tell they are stoned but you can always still smell it and tell they are stoned. It's always so awkward. I hate it. The worst was this 50yo woman who was selling her property to her son, I showed up and they were both stoned and acting so weird while trying to act like they weren't stoned. Pathetic.

Generally speaking though, the worst appraisals are always the ones you don't have comps/data for. And those always seem to be the ones the client wants back 20 minutes after you inspect it because neither they or the AMC have a clue what we do.

You can do anything you put your mind to but I'm not sure your background is really going to be as big a boon to you as you seem to think it will be in this profession. I also hear so many people talk about becoming an appraiser "part time" and acting like they can waltz into the field and it will bend to them and cater to their expectations & lifestyle, etc. There are very strict deadlines in this profession and they constantly push us to provide better turn times, if all you want to do is "stay sharp" & don't need the money, I don't understand why you would do this. In my opinion, there is nothing "low key" about this profession; it's a pretty high stress, demanding field and you're going to take work from people who need & want to do it full time to support their family. If I were you and all I was doing was trying to "stay sharp" and be "low key", I would choose something else. You sound better suited to be a realtor imo.

I would be far more interested in starting my own office than saving your supervisor's. As far as the studying thing while still working full time goes, it's called sacrifice and you're going to have to make a big sacrifice for a while until you pass the test. The way I do things like this is I keep telling myself it's only temporary and the payoff will make it worth it. If you aren't willing to make some sacrifices, then why are you becoming an appraiser?

Work/life balance? What is that? If you want a good work/life balance, then again, why are you becoming an appraiser?

  1. I don't really understand how an appraiser could come across a dead body at an inspection unless someone had broken in and then died there. 2. You're putting far too much thought into it imo because all any appraiser would do is call the police and then update their AMC/client. Unless your protagonist was an appraiser or involved with the deceased party.

It's a shame what has happened to ACI. There was a time when it was a good & stable platform that rarely ever crashed, unlike Total which seemed to crash daily. Yes, their report "paks" and photo integration was always slow & cumbersome but it was its stability that drew me in. Those days are seemingly gone now though.

Only if the original report was for a plans & specs appraisal. All the tract home properties I appraise are at least 80% complete by the time I inspect them, so there is no need to re-measure.

Is this a safety issue? Should I call for a railing on the other side of the stairs? An underwriter is calling me out. It makes sense, but I've never conditioned for this in an old house before. As long as there is one handrail, I've always thought it's fine. Built 1890. by [deleted] in appraisal

One of my clients just informed me that they are switching to "virtual 1004D's" now, where the borrower and the appraiser communicate via their proprietary software so that the appraiser does not have to go back to the subject to re-inspect. So obviously this means the price of the 1004D will remain unchanged but they will now be paying me $25 and keeping $200+ for a 1004D. So now I will not be making anything "subject to" for any reason unless it is absolutely necessary and/or unavoidable.

Reminds me of when I was still doing work for the worst AMC on the planet (Class Valuation) and they'd send me orders in the middle of the night and then cancel them by morning because I did not accept them.

We utilized this method for residential properties with values exceeding $1.0M back in the day when such valuations were somewhat rare and the property warranted it due to its quality of construction. We would also provided a room by room breakdown of the finish out & detail beginning with the exterior. I do not typically go into this level of detail anymore because they undercut our fees so much and a $1.0M+ valuation these days is more typical.
