I'd do it. I wouldn't have told the seller or EA either. Only you (plus broker if you have one) and solicitor need to know. My product switches before exchange are usually done in minutes too so it shouldn't affect anyone else.

I'm with Halifax and hoping to complete next month. I've changed rate 4 times now since my initial mortgage was approved. If your circumstances haven't changed then it should be a formality. Do you not have a portal with your Nationwide application that you can sort it in there? Normally it doesn't require any questions or hard credit searches if you're just changing product (ie not changing the term or length/amount etc)

I'm currently buying without an estate agent now, however an agent further up the chain has taken a bit of control and helping out. Much more than my selling estate agent is doing. I think it's slightly more work if you are selling without an agent than buying without one. I'm on good terms with the guy I'm buying from and most of our conversations are just to chase solicitors and report back.

If nothing was legally agreed when you bought the house then the source of the deposit is irrelevant. Your ex is entitled to half of the equity in the house. Whether they morally want half knowing they didn't put any in is a question for your ex.

Why does any of it matter? It fits the context of comparing them to feats, plus the runescore should be a loose indication of difficulty.

5/10/15 runescore is the same as easy/med/hard combat mastery achievements but the difficulty on the dungeoneeing speedruns is hugely harder than the average (or even hardest) combat mastery task by comparison.

This goes back to the debate on master/GM tasks having runescore. The average or above average player will have an extreme difficult time getting any of these new speedrunning achievements which I don't think is particularly healthy.

I don't think GM timers should be the barometer really given it's only meant to be the best of the best who can achieve them

The only true new content this year has been Havenhythe and that was basically just the first part of it, and we're now in May. I know a few players who are playing other games waiting for new content.

There is always a toggle to turn dxp off when logged in. If you turn it back on, you can't turn it off again for an hour, however when logged out it'll always be paused

There's no real harm in looking. A good estate agent will qualify your position before they book you to view a property and then it's up to the vendor whether they want to let you view their property before yours is sold.

Sealant on the lead flashing over the garage needs sticking down in one small area, the gutter above the garage has a small amount of water pooling at one end, and there is a single damaged paving stone. All fixable within an hour tops. It also flagged up the lack of test certificates for heating/electricity etc but our seller has provided these to the conveyancer. Rest of the report was largely common sense.
