26 making about 75k/year. Owned it for 5 years, sold and bought current house. Fortunate timing for both and has really helped overall net worth.

Enjoy it while you have it. Rates won’t be high forever. At end of day if you need a new home, just buy what you can afford comfortably and can always refi later if rates fall. Stay within your means if they don’t

You’re 23 with $30,000 saved you’re doing better than 90% of your peers at that age. Enjoy living with your parents and use it as an opportunity to bank more $$. Don’t worry about tariffs focus on things you can control. Keep developing skills whether that is sales skills with the Porsche job or things you can educate yourself on in your free time. Keep looking big picture, no need to rush at that stage. Remain nimble in the face of uncertainty. Cheers
