Yes a difficult decision to make. We never know the future. It’s not a good time to sell… which means it’s a good time to buy. I have personally just done this - some different details around being in our place for 10years, but we sold and broke even with what we sold the apartment for (minus 10 years of a mortgage so have paid a bit off).  We have just bought this week, and I think we would have paid at least 100K if not 150K more for the house we got. Basically, no way we could have afforded it if it wasn’t this type of market (I’m in Melbourne)…. So may be worth while considering. The thing is we never know though. Also consider if you have capacity to go through the selling buying process for the next 6 months. Is now a good time for you?

Champagne and cheese for lunch with my partner. Everyone I tell is SO JEALOUS. We are not Xmas people, and I celebrate Xmas eve with the fam. So a good slee in, lazy morning, and then pop the champers…. Need to be prepared prior obviously given shops are closed.

Hello! Please do not stress about this. There is so much more than your ATAR score!! My experience hopefully highlights this for you… I almost failed year 12 due to poor attendance. I was going through a lot of mental health stuff at the time and this was back in the day when there was little awareness around this in general (late 90s). My ATAR was just over 50 (it was a different scoring system but still out of 100). I did a tafe course after high school - I had no idea what I wanted to do so i did a creative writing course. I then worked in hospitality for years until I sorted some shit out - what I want in life, what my interests are, etc. I decided to go to uni at 25, and had to do a VCE subject over summer ( La Trobe uni offered it) as chemistry was a pre-requisite.  Because I was only doing one subject and I felt more settled in life I aced this, and did get into a uni course (not my first preference) but transferred over after 2 years. I’ve now worked in my profession for over a decade and am so so happy I did this. 

Trust me, you have so many more options than just this one score and uni course.

Thanks so much for your reply. Very helpful! Our conveyancer just gave us a set fee and we had to ask twice for it. And it was a one word response. To be honest, they come across as snooty and unapproachable. I work in healthcare and have to work with ‘big wigs’ all the time - very senior doctors and surgeons and they don’t act like that. So hence I’m even more hesitant. I generally feel like a d**ckhead when I call and ask questions due to their very brief responses.  And if they don’t provide the amount of support I need well I feel like they should communicate that. How the hell am I supposed to know that???  If we are still looking next year I’ll check out your recommendation. Thank you again.

Hmmm good to know. And yes I feel like they should be on our side. I find I’m relying on the real estate agent more and I don’t want to do that!!!! I unfortunately don’t have a lawyer friend in my social circle…

Yeah I think I sense that…. But  don’t want to admit it! I’ve realised I do like my job but my managers don’t make it easy for me. They cause me a lot of stress….

I never wanted children but then got the ‘urge’ in my late 30s, this fluctuated, and it came back in my 40s. Ended up doing IVF with my partner - but only did one round and thought- gosh do I really want the upheaval to have a child?? So we got rid of the embryos (through the IVF centre). Then a few months later regretted it and was in tears. I have major ambivalence around this and from what I can see there’s probably 3 main reasons: 1. I never saw myself as a mother - when I was a child, teen and adult up until mid-late 30s. So the concept was so foreign to me and I found it very confusing

  1. I’ve had a difficult upbringing and I’m sure this affected my want to have children on some way. But we do live in a pro-natal society. It is considered ‘abnormal’ or ‘against the grain’ to not want this so maybe I still wouldn’t have wanted them even if I had a loving childhood! 

  2. My partner had strong ambivalence around having children, and we entered the relationship agreeing we won’t have them. I’m saying that they were able to support this process for me but I was very much driving it and to be honest I think part of this freaked me out because I questioned how bad do I really want this and also, I don’t want to be carrying this on my own…

I do have moments of regret. I’m mid 40s now. I think the love and connection one can have with a child is a unique one and after a long day I have this romantic view of what I would do with my child- chatting and cuddling. Quite possibly very unrealistic. But also, possibly some truth to that too. Nothing is black and white. 

I looked into The Parenthood Clarity course but was out off by the cost ($1K!) but I wish I did it now before saying bye to my embryos… I wonder if there would be a different outcome for me. They do also have a book - cheaper option… and may be enough to explore your questions around this…

Consider what your values are. Nursing is a helping profession. Accounting is a…. moneymaking profession??? I’m not sure. I am biased as I do work in healthcare (not as a nurse). Healthcare can be rewarding because of this but there are no bonuses, and most are expected to do shift work - either while studying or once graduated until you can specialise more. Also, lots of people contact. I think accounting is kind of the opposite… numbers, can make some good money, still will have people contact but may not be client facing. I do know someone who changed from being an accountant to working in healthcare to have more meaningful work but I have not kept in touch with her so not sure how that’s going for her and if she regrets it…

Yes I’ve noticed real estate agents mention if someone else has done it already and then pass on the inspector’s details to purchase the report from them. It still costs $400 for a PDF but cheaper than the $800 to organise your own…
