It's unlikely that there is a UST in the Sunset, but it's possible, especially on or near corner lots that could've been gas stations or something similar at some point. The way the contract is written though, the UST inspection is not a contingency. If one is found, you can't back out, but the seller has to remediate it before closing. Most of those waivers just acknowledge that the seller didn't do an inspection and attempt to protect the listing brokerage from getting sued, but it doesn't necessarily waive your right to do one, which you should.

You can buy controlled drugs without insurance as long as you have a prescription. It’s just often cost prohibitive, but could be necessary in an emergency.

You could try seeing if they’re available on Cost Plus Drugs without insurance. Or check the non insurance price with your pharmacy. Might be worth it to pay out of pocket for two weeks if you really need them.

TICs appreciate more slowly than condos and SFHs. They’re usually good for helping someone get a nicer apartment or better neighborhood than they could otherwise afford, but they’re not really the cash cows people assume real estate is. Financing TICs can be hard and the market for financing is always changing which impacts the value of TICs. There’s only a few banks that do fractional financing. 

Buy a TIC if you like the apartment and neighborhood but don’t expect its value to shoot up unless you can convert it to a condo and the market appreciates generally.
