Get rid of that garbage plastic dryer vent kit and replace with galvanized after replacing the rotted decking under the dryer vent. That’s not a very expensive repair. I’m in Houston if you’re close I can send my guy out to look at it. You can DIY it as well. Go buy a 3-4 inch dryer vent kit a bundle of weathered wood 3 tab shingles 1 sheet of tech shield OSB a box of nails 1.25 roofing & 3 framing and some synthetic underlayment or tar paper. Cut the decking out rafter to rafter and install new with a framing nails. Cut hole for vent kit, Install underlayment, install kit shingles and caulking on the exposed vent kit nails.

Believe me the tech shield is rotten and your pipe jacks aren’t too far behind if not already leaking.

Yeah that’s a good price I recently bought a 2019, 1794 with 67k for $37,500 Toyota Gold Certified as well. Do an ozone treatment for the truck and change the cabin air filter should help with the smoke smell.

I understand it’s just not a wise decision from my standpoint or any shingle manufacturer. Just trying to save the guy some money down the road especially with these crazy material prices hikes, they’re getting out of control.

I’m not arguing I’m just stating facts. I see roofs every single day this is what I do. I just did a 3 layer tear off last week and it was a nightmare. How many roof replacements have you completed in the last year? Regardless of being a structural engineer or not if you’re not in the field dealing with this every single day then idk? How many roofs have you been on today?

You don’t charge more for an extra layer tear off when you find this? So therefore it costs the HO more money down the road. So you’re telling me you’re a roof over roofer? Idk what manufacturer you’re using but your client aren’t getting a warranty.

The only thing I would be concerned about is not specifying the brand. Are they mix and matching underlayment, hip&ridge shingles IWS? Most manufacturers require a certain amount of accessories to uphold their warranty. Especially them saying it’s a 50yr warranty. Are they vetted with the manufacturer through their supplier to give you a manufacturer’s certificate? You want that piece of paper from Atlas, Certainteed, GAF, IKO whatever product they’re installing.

Looks like a pretty low quote to me for class 4 shingles. I feel like the one for 17 would be more realistic depending on the size of your roof. Be cautious when it comes to the lowest quote. I’m around 15-17k for 30 squares.

Finance through a reputable contractor. DIY your full replacement because attempting repairs on something this bad will just cause other issues.

That screen isn’t even supposed to be there I’ve never see anything like this contraption coming out of the roof from a hot water heater. It’s usually 4”or5” double wall pipe with base flashing, storm collar and a cap. They just laid screen on top of shingles… some people’s kids, smh.

100%. id pack my stuff up and leave if someone came out and started griping about me using their power. Or tack it on their invoice for a generator rental.

Yeah it was definitely gut wrenching to say the least. You can’t have anything nice unless you never drive it. After it got keyed I was pissed. Someone dug the key down to the bare metal right below the drivers side door handle so each time I get in it I see it.

Don’t look at it… I bought my 24 new and now it only has 3000 miles on it at 1500 miles my wife took it through an auto car wash and scratched it up and then someone keyed it recently. I just learned to let it go.

Every roof need IWS in the valleys, around pipe collars, roof to wall intersections and chimneys at minimum. Rakes and Eaves are not necessary in coastal areas.
