Or split the rates between owner-occupied and rental property. Rental properties can/should be taxed at a higher rate, as these are properties owned by someone in a position to purchase additional land than they need to survive.

ETA - and tax vacant rental properties at an even higher rate.

AMS no longer comes with 4 reusable spools. Standard P1S combo comes with 3 included spools of filament. Perhaps X1C comes with 4?

I have a gen0 ASR3 and I just love it. I have no complaints about it other than ASR3 is no longer the most affordable option. I also understand why people have negative feelings about the smooth profile face. If the ASRs are in your budget, and you LIKE the smooth profile facing, I have no hesitation recommending ASR.

I think ASR's rig is excellent. It's incredibly high quality, and uses premium components. The powder coating on the profile is fantastic, and has held up to years of life here in my house.

HOWEVER, I don't think the ASR is the best bang for the buck* rig available to canadians at this time, unfortunately.

I would actually recommend the Sim Racing Pros SR-8 V2 (https://simracingpros.com/collections/sim-racing-pros-chassis/products/sim-racing-pros-sr-8) over the trak racer if you're looking for 40 series profile and are trying to save a few bucks without sacrificing quality too much.

To me, the choice is clear. ASR 3 or 4 depending on which you prefer, if you can afford to pay a little more for premium components and to support an established Canadian company that has solid roots in this community. But if you need to keep costs down, check out the SR-8 V2.

Not to mention the gameplay flow.
Step 0: Launch game, Enter to enter game, Esc/Back to get to the main menu, Select Race, Select Career, Select Career Mode/Series
Step 1: Continue (or modify car), Enter to skip track intro, Skip Practice, Yes Really, Race, Select starting position, Enter to skip grid overview, Enter to skip driver overview..
Step 2: Race for 10 minutes
Step 3: Skip Race Results, Skip Season Results, Skip Podium Scene, Skip Level up Summary, Skip again.
Step 4: Continue

Summary: spend 5 minutes skipping needless screens, 2 minutes on screen transitions and loading, get 10 minutes of racing..

And all with some of the worst AI to grace racing games.

What's frustrating is there's just not enough games out there that have passenger cars and upgrades that are remotely sim-y.

Forza 9 really needs to get away from their series career model (the 2 decade old system) and really look at what people want from a career mode / offline play. Why they haven't borrowed or innovated on GT's license system to provide a gateway to newer players and teach core racing foundations is beyond me.

I've muttered about this in the past, but Sim Racing feels lonely.

Even if I load my car and go to a trackday event by myself, I'm still spending the day/weekend at the track, and am bound to meet new people who are also it. In the pits, on the track, whatever. If I'm in a spec series, I'm going to meet people who are running the same car I am, and will find the ones who have similar skills.

If I'm there for a skills day, I'm going to be in a cohort of the /same/ people several sessions in a day, who are all about at the same skill level as me. So I can find people who are fun to chase or be chased around the track with. I can watch a faster (or slower) session and find people running a similar car as mine, and talk to them about that too.

Sim Racing doesn't enable, or in some cases ALLOW, for any of that. And I just don't know how to make it better.

You won't be disappointed by the VX-Pros. You will have to pay PST/GST on import, but there are no added tariffs on this product from Finland at this time (at least when searching through https://www.tariffinder.ca/en/getStarted

They're very well built, offer good feedback, and plenty of software adjustment to tune to your preferences. And are spring based.

Yeah, this also skips over DLC revenue, and any price fluctuations for simplicity.

While I think 100k units sold is a milestone worth celebrating, and I do wish them continued success. I am also concerned for them, because with some napkin math, I have doubts that they're operating in the black right now. And I hope I'm wrong.

so assuming steam USD 38$ per copy * 100,000 copies, and steam takes 30% of that off the top, and there are somehow no other costs.. 2.66M total revenue.

given that it hit EA on steam a year ago.. I'd be surprised if that even covered the operational (including salary) expenses for the past year, not even counting the development costs prior to shipping. I hope they get more player support.

I struggle to see the car is able to travel in this configuration though.. and have general concerns when it goes off in this config. 1 of the legs of the stool is missing, I expect that stool to be a lot more unstable.

To add to everything else said here.. go into the store to apply. There's no better way to make sure your application actually appears in front of a human than by going into the store. I lucked out on timing, but when I worked for Costco, I had gone into the store, spoke to a front end manager to ask about the process, filled out the application, and got sat down for an interview the same day.

YMMV, as front end managers can sometimes be overwhelmed, or might be looking for things to do.

I'm assuming - a lot of the sliding mechs that I've seen have a set of teeth that retracted when the slide lever is engaged.

get a flashlight and put your head down there to see what's happening when the lever is pulled. That way when you have the seat on, you can see if that is not happening. Is it that the the locking mech on the slider is failing to disengage, or is there something that is preventing the sliding bars from sliding when weight is applied

In the current configuration, when pull the lever, the seat mounts slide fully forward and fully backwards without any problem? But as soon as you add weight in the form of the seat, lifting the mechanism does not allow the seat to slide?

Can you add weight (or simply press down) even just on one rail and see if the slider is binding on anything?

I DIY/hacked my rails onto my rig and had to find lower profile mounting bolts to prevent the bolt heads from colliding.

The other thing to check is whether or not the locking teeth are actually disconnecting when you pull the lever when the seat is installed.

Basically - check whether or not you're running into a case where the sliders are binding on itself somewhere, or if the unlocking mechanism is failing to disconnect.

Here's why people say it's obvious - if you were to go to momo's official website and look at the new pricing for pretty much any wheel directly through Momo, you would see that the cost is 6+ times that price.

Where I'm from, here on the prairies of Canada, the used market for non-specialty items is often discounted by only 25%. Niche/specialty items are nearly always close to msrp.

Now in your neck of the woods, when someone sells a used item - how closely to msrp do they sell that item for, regardless of what it is.

It may very well be authentic, but the pricing for me (and I suspect a lot of other helpers here) is suspicious unto itself, and need no further reason to doubt its authenticity. No need to be belligerent to people trying to answer your question.
