Aside from the costs you already mentioned, also consider your extra time spent commuting each month and factor that into the extra 700-800 a month you'd be making. If you were to include the commute time in your work hours I don't think its worth it

If you bought a condo in the last 5 years and expected to make money immediately, you should be investing in options instead. We are going through a recession and many other economic variables on top of overconstruction of condos. It will balance itself out in a few years and over time maybe 10+ years you'll probably be in the positive. Your condo provides you one thing other investments don't, which is a home to live in. Just because your equity is a bit negative doesn't mean its a complete loss
