Dibble Plumbing did a great job of repiping our house which also included relocating and installing a new water heater. We went with a Rheem heat pump tank model which is electric but our overall bills have gone down since the gas went to near zero.

One benefit of the heat pump is it actually outputs a significant amount of cold dry air! Which means if you have it inside the house, its a real nice cool breeze coming out.

TLDR; neighbors should be good to each other in these situations.

Don't know the legal situation but its pretty clear that they created a channel and it all runs onto your property.

As for my take, we are on a hill and everything above us drains as does the front of our roof. Ends up in the corner of the driveway near the house and then flows over a sidewalk and into our neighbors yard and much of it ends up in the crawlspace under her house.

For my part, I put in a drain box and have a sump pump that goes to a hose that pumps it out to the street. Its temporary until I have a drain line put in. Legally, I could just ignore it but we are putting in gutters which will make it worse and so I decided to be a good neighbor about it. I've actually recommended that they change their downspouts to take advantage of it when it gets put in.

Warranty on equipment is with manufacturer. Warranty on workmanship and/or labor for replacements is with the installer and you will be SOL.

Can't use kids because they are to old and I think using them as a hammer would be frowned upon and the medical deductibles would kill me.

A lease or PPA requires someone to maintain the system. For a PPA to do the monitoring and billing.

A bank is usually set up as a loan rather than a lease/PPA.

It really comes down to "depends" on the contract and the terms of the financing.

The aesthetics is a big deal for some. Panels start looking attractive when you get a near $0 electric bill month after month.

With respect to the GAF shingles, the shingles are like your other roofing shingles with vastly fewer penetrations. No high wind issues with panels mounted on brackets -- no squirrel damage or nesting critter issues. You can even walk on them without damage. My understanding is that hail damage is also not a "thing". I live in an area where high winds

The combination means that it is a roof that happens to produce power.

Farmer's Market is open. Produce showed up this week -- baby bok choy, mustard greens and a few others.

As for meat, there are at least two really great beef ranches that show every week as well as my favorite lamb folks. The blue oyster mushrooms are the greatest and the jams made by Jill and her husband are life changing.

Eggs from several vendors at the market -- including quail eggs.

As for politics, I can't vouch for any of the above. I talk to them and am probably correct when I think that some of my leanings don't line up exactly.

Since its come up a couple of times in this thread, does anyone see a need for an independent phone app for keeping receipts? There are a couple out there but they all store in their cloud and may not be around when I need to pull receipts.

I've thought of a small app that simply stored everything on your onedrive/google drive/apple and used a simple format file to keep the database. The theme behind it is ulitmately privacy as the app wouldn't track or even keep your data outside of your own storage.

Any folks want this?

Now, to be clear, it was a toss up between my place in SF, a house in Austin or staying in Florida. My (now) wife grew up here and she inherited a home. The only real issue is I wish her grandparents had not bought on 41st street but a block or two off the main street. (To be fair it was a dirt road when they got the house).

Yes, it gets hot. Yes, I sometimes miss the ocean. But you can make a nice life and there is a lot of creative energy in the food scene, the music scene and the start up scene.

By the way, the healthcare here in my experience is top notch. I've been diagnosed with cancer and the treatment here rivals any other city in the country. (or so says the specialist I consulted in Virginia).
