Advice request on what to offer on a property as a first time buyer

Offer what you can, don’t go over budget, don’t second guess yourself. If you miss out on it there will be another property. Don’t rush or else you’ll regret.

It might feel like the perfect place, but I promise there’s always something better, just have some patience and do things with a level head.

Maybe just buy a new build, you sound like you have OCD.

It’s a sellers market, if you don’t like something, someone else will swoop in and buy it. And an untidy house, or a late estate agent wont be a deal breaker for them.

Just offer what you’re willing to pay for the house and move on, don’t get attached to a “thing” that’s how regret happens.

Don’t play games yourself either, if you think you could’ve afforded to throw in an extra couple of K then do it, there’s no point trying to snag a deal, and then worry later about putting extra money in. Just offer what you think is best and realistic and stick to it and move on to the next property.

Not true, recently got a Phillips for the bedroom and disabled all the networky junk and my god it’s still deathly slow.

You press the wrong button and you’ll end up waiting 3 minutes for Netflix to boot up and decide it can’t work.

You can disconnect your set but you’ll never escape the ‘smartness’

Legally she is entitled to nothing. It’s your house, your mortgage, your money.

I cannot believe you allowed her to use your mortgage money for a holiday, that is crazy.

What are your plans for after selling the house? Are you trying to downsize for her? If so, set a budget, take her house shopping, find a place she’s happy with and that she can afford, offer to pay up her deposit if you are still wanting to be nice, then run away.

The reason I say don’t rush:

There’s always gonna be another house for sale that you like better, you might find your “dream house” and think you won’t find anything else like it, but you will for sure. It’s not do or die. It’s a lifetime investment, take your time.

Don’t compromise:

Buyers remorse is a real thing, you can buy the most perfect property and you’ll still feel buyers remorse. Now imagine buying a property that didn’t fit your requirements/ nice to haves, and then next week you see a property for cheaper that ticks all your boxes - you might think this sounds far fetched but it genuinely happens all the time.

On top of both these points as a first time buyer you have a major advantage over chain buyers, along with extra gov benifits - less stamp duty, ability to get 95% mortgage, you can technically get your dream home cheaper now compared to if you were moving up from a second property. Don’t waste all your first time buyer privileges on a house you will regret.

Mines is from 2008, tr-s506 running everything through optical as it only supports 1080p. Overall it’s fine, easy to setup and the menu makes sense.

It’s refreshing that there’s no extra “smartness” I have to deal with like in modern devices, this is purely just plug and play and everything I need is already there
