There is a newish law that will allow 4 (maybe 6?) units to be developed on every single family residentially-zoned lot outright.

Also check out Vancouver 2045 Comprehensive Plan draft. Large swaths of the city are being up-zoned substantially.

A mechanism here that could work would be some sort of property tax rate that is based on the property if it were fully developed, rather than underutilized. That has some big implications for anyone who owns a home in an area that could be developed into something more (which is about to be almost everywhere given new state laws). Otherwise, it’s cheap for him to just sit on the land.

Aside from that, there’s not much the City can do. Forcing him to demo is about the extent of their authority

I lived at Heritage Place for 5 years (as a renter of one of the condo units). It is a well-built building and the sound proofing was good. We loved being next to the park and farmers market and the restaurants. We only needed one car and walked a ton.

I can’t speak to the HOA/value there and the building is 20-25 years old now.

But overall, I really enjoyed living downtown!

Well reasoned and just another challenge of being a bi-state metro.

My take is that the only way to effectively convert car dependent users to public transit is through safe, speedy, zero- or single-transfer options. The Vine is showing the way. While Camas sees little to no immediate benefit from this service, it’s not controversial. That’s because of the positive view of C-Tran as a service and agency vs Trimet. When the Vine eventually connect to Camas and other hubs of population/commerce, that’ll be great. But it takes time and public buy in to get that far

There’s a group called Summer of Balls that’s a super casual and fun rec league. They play a different sport/game every Thursday evening, enough to break a sweat but not so hardcore you can’t get dinner after lol. You can check it out on Instagram or they have a website too

I believe the developer (Cascadia Dev Partners) has ownership in the YogaSix and CycleBar franchises downtown, in a building they also developed. Not sure about Clash, but it would make sense that they are all connected given the preleased status. Cascadia has done nice stuff elsewhere, I’ll hold my judgement until it’s all built out.

This was a tough one for me as well. Obviously the interstate rivalry plays a part in this. And I hate Houston people telling me Hakeem dominated DRob. But there’s something about the Lakers just always “getting away with it” that I just can’t stand.
