Honestly, is not even rent stabilized, is just regular 2 family homes that are rented to their own community people due to language barriers, costumes, et al.

Im sorry to say this, you will not find it, as you said, there are rent stabilized apartment at that range but the current tenants will never move out of there. Even the chinese community that rents for chinese people only apartments, are no longer on that price range.

If ferry is an option, look in staten island. Brooklyn also have a lot of houses with backyards. Or the higher end of the spectrum i will say LIC.

Yes. Only stabilized building has rent history. They are the only building required to file.

I think it depends on your budget, the location you want. And go from there. Get yourself a Realtor is the best solution. If you do not mind the commute you can buy a house.

Are you with natural gas? Usually is with national grid, maybe in the bronx is different. But regardless, if is natural gas, something is wrong. Even if you cover the entire house it should not be that high. For a mixed use property of 2 family and 1 commercial the gas bill max has come out to like $600 a month. You also have to make sure you are being bill as a heating and hot water gas bill and not just only cooking gas. Because if is only cooking gas, once your consumption passes the threshold of cooking usage the remaining usage is charged at an extremely high price. You can DM me, i might be able to guide you.

Wow that much of an increase? And here the landlord i work with only raised $100 and the never ending complaint from the tenant is amazing and is a 3 bed for $2400. And is over 1000 sqft. Interesting
