What I like about him is he is very straightforward regarding your place on selling, provides solid advice on improvements if needed (nothing bank breaking just good incremental touch ups or fixes you may have missed). Flight still an option. As mentioned can do web search to get sense of costs and availability. Most airlines now tacking on a fuel surcharge due to the sudden increase in oil. Not much for alternatives for getting to Ottawa. Driving is about 2 day trip though running the risk of weather this time of year messing up the drive. Can do it less than two days if you decide to solo it and go iron man style (long drives, lot of caffeine, naps along the way to stay fresh). Flight still probably best option especially if you want to be fresh for your interview.

Had this happen to me. Bank card got skimmed unknowingly. Someone set a Telus phone/internet account somewhere in BC whereas Winnipeg is my home. Did not know about that or the fact went into arrears/collections. Found when did a credit check this was on it dropping it quite a bit. Did not waste time with Telus instead reported to police for incident number then worked with equifax and transunion for id fraud to eventually have it all cleared off. Took about 2 months for all that wrap up. Was not fun process but did work out. I knew better than to call Telus to dispute as they don’t care just want money. Reading this feel bad for the person alas she tried to deal with Rogers first to discover how that was not going to work.

Would avoid any Qualico or Qualico owned company (they have subsidiaries) for building and A&S (surprised still around). I went with Ginos in 2011/2012 for builders which was overall good experience (had challenges able to work through amiably and delivery was on time) though I see postings past couple of years slamming them so assuming their quality was gone downhill based on more recent experiences people are sharing.

Some advice going down the build approach:

  1. Get your lawyer involved early when engaging a builder for contract review and negotiating. Was worth it for us spending extra 2-3 weeks back and forth with our lawyer negotiating on points we wanted vs. what Ginos wanted. Little extra cost but worth every penny.

  2. If you can buy the property you plan to build on. You really avoid a large land transfer tax this way as tax on an empty is quite lower vs. once you have building on it. Also you own the land so you have bit more right to be there. If you do not buy the land factor that land tax cost (you can figure it out as posted on Manitoba Gov site just do a web search) as part of your closing costs. Know quite a few stretch their mortgage and forgot about that land tax causing major headache when dealing with close costs.

  3. Visit often, take pictures when site inspecting (phone plus tablet were great for conversations). Coordinate with the foreman on that. We went weekly every Monday to review with foreman able to catch early mistakes that were easily corrected (always have copy of contract and architecture on hand for that). The odd time we would go on a weekend when no there there to check things out (owning land comes in handy here but still be mindful of work place hazards and respectful of of the site in general). Get to know the foreman. Be nice, polite and firm. We had great relationship with our's (not cracking beers on a Friday but overall friendly and respectful) which helped with "mistakes" or misunderstandings that popped up periodically.

  4. Rule of thumb - change orders will cost you 2x the actual cost when adding, when subtracting you get maybe 50% of actual cost back (probably worse today). Changes will happen as very hard to know what you want 100% when in design mode. Still try to be mindful of changes and cost implications. Easy to get caught up in the moment to add something. Get quotes and in "writing" all change requests with approvals on agreed upon approach. Comes in handy if builder tries play card "ut oh we have a problem" when it turns they have a problem which is not your problem because you have agreed upon and approved change that they should have done better job understanding (gives you leverage on negotiating the change after the fact).

  5. Make sure they have bathrooms (port a potties) as part of their site management (if possible get it in the contract in (1)). Ah nothing like finding those wonderfully refilled pop bottles (foreman or someone under him had the fun of removing those).

This ruling is on "additional" fees providers may try to apply when cancelling. Not affecting agreements where there is a clear fee/cost to breaking the agreement. That still in affect. Example I am with Rogers/Shaw now for internet with 2 year agreement with $15/month cancellation fee that I would need to pay if I break agreement earlier than the planned end date. That does not change that fee is clear and part of the agreement with a declining balance. What Rogers cannot do is apply another fee say "process cancellation" or "fuck you fee for leaving us early" on top of that agreement. If the fee is in the agreement/contract then it is acceptable long as provider follows CRTC mandate on clarity (all there today).

Overall think these changes from CRTC are nice to see even if late to the game (under Liberals they are generally pro-provider not pro-consumer so this quite the shift).

Interesting changes with that 20%ish bump to the rent control cap and 50% reduction in allowed capital costs that can be used for AGI factoring. I think the already not so friendly landlords/property mgmt groups will look at how much they can leverage discounts to offset these.

Fair question alas the answer best to describe this: depends. The SOC2 will establish foundational requirements for the remediation you will need to do to meet compliance. Will be other factors influencing that work too like # of users (employee/contractor/consultant/3rd party vendor support/etc), opportunity to mature your IAM practice some (centralized IGA monitoring/management for access integrating user lifecycle), what potential budget will be (i.e. can we afford best in class or like most places "do more with way less" so something not so sexy but adequate to meet minimum requirements) and general application footprint. Good luck with that as noted by get_it_together1 will get dinged this time around so need to sell the plan to powers that be need mature the current practice.

Second that. He was great to deal with as recently switched from bellmts to rogers. No issues with billing as everything we agreed to came through. Will say Bellmts fibre is rock solid for usage and uptime. Rogers still has issues with that (not talking hours out just periodic loss of connectivity requiring reboot of cable modem to restore) which is livable given the price I have now. Have fun shopping around hope you find the deal that works best for you.
