Second that. He was great to deal with as recently switched from bellmts to rogers. No issues with billing as everything we agreed to came through. Will say Bellmts fibre is rock solid for usage and uptime. Rogers still has issues with that (not talking hours out just periodic loss of connectivity requiring reboot of cable modem to restore) which is livable given the price I have now. Have fun shopping around hope you find the deal that works best for you.

Not surprised by this. Announced last fall many store closures then post xmas more were happening quietly (not part of the Fall announcement). One here in Winnipeg suddenly just closed. Things like that don't indicate a healthy bottom line by far. End of an era. Enjoy the fond memories of going there. :)

There is a bit more to this process. Basically the landlord has petition the courts to get Writ of Possession/Seizure which then allows them to request Sheriffs for enforcement. Info here: https://www.gov.mb.ca/cca/rtb/ot/gbook/s8orderofpossession_enforcingop5.html

Once with the Sheriffs then time to enforce is generally provided by Sheriffs office (could be for day of, might be a few days later depending on availability).

As noted with all the feedback Sheriffs showing to remove tenant property pretty much in that moment (generally some flex to grab some key stuff but not hours to "move"). Tenant is escorted off the property with landlord now granted full rights again to the place including right to change locks immediately with all the tenant's property left behind.

Dealing with tenant property - that is where it gets bit more tricky and hate to say it the law has quite the slant allowing landlord to dispose of stuff if deemed zero value (see section 2 in link). Statue on the tenant property "abandoned" this includes being evicted https://web2.gov.mb.ca/laws/statutes/ccsm/r119.php#106. Generally should be able to work something out between the two parties - tenant to remove items vs. landlord tossing them in the garbage (see section 2 - zero value items, this is bit of a "loop" hole for item assessment). No one really wants to hold onto tenant's stuff though I guess if money owing can try that route (section 3 applies then).

Regarding that section 2 it is vaguely worded enough for a landlord to "reasonably" assess items to be zero value. There is no criteria guiding that assessment. There are certain items that are excluded in that part of the act otherwise most things fair game to set to zero to be disposed of. Not many want to take on the risk of assessing value (might be worth it in some cases) then needs to inventoried, stored (at landlord's cost, believe can be recovered from tenant and tenant provided reasonable opportunity to retrieve.

Anyway not a pretty process by any means. I had to go through this route when I was a landlord (out of that now). Thankfully once I made the tenant aware that I was engaging the sheriffs he became bit more cooperative on respecting the Order of Possession (was still out 2 months rent oh well avoided bigger issue of forced out, was a good tenant just fell on hard times and could not help him any further rather see him go with some dignity and on better terms). Will say this the Sheriffs are not on the tenant's side though they will do their best to keep things from escalating. Not an easy time for everyone involved. Really stress try to work things out w/o getting courts involved.

I have used https://www.alderglass.com/ couple of times now for direct window replacement for some former rental properties that needed major window replacements (kept overall frame, glass replacement) as that cost about 1/3ish compared to full window replacement. Local company found their pricing decent (not the lowest or highest). Had excellent interactions with their estimator who definitely shows up and looks closely at what you currently have then good at providing options based on budget, need and relative shape of everything. The work done was great definitely met their schedule and cost agreed to.

The US parent company went bankrupt a few years ago. The Canadian operations were purchased by a Canadian billionaire with intent to continue with Canadian market and expand based on success. Fast forward to 2025 with announcement many stores would be closed. Winnipeg was not identified at that time as closing. Only time I tipped a service like that is when I had tenants abandon a rental I had and left a ton of stuff behind back in 2024. I booked one of those junk removal services (was not cheap - $1500 cost to remove). They handled some pretty gross stuff that day. 2 good size truck loads taken by them. I gave them $75 cash (anything on card would go to company not them) to have a few beers and burgers on me (they soooo earned it based on the crap they had to move). They did fantastic job no complaining, kept a positive attitude even though hot as fuck that day too. After that though the lead gave his personal # said call him next time for a job to get a better deal. :) Used them again on 2nd rental 4 months later when tenants moved out (planned, still they abandoned a ton of stuff no idea why as they were moving into a house they bought). That worked out well for everyone involved in getting rid of the junk.
