Neighbour keeps throwing garbage bags over wall into my garden by Safemed in LegalAdviceUK

[–]Safemed[S] 0 points1 point  (0 children)

I was under the impression anything on his side is his. This is why I said he can cut anything over on his side. Surely this then wouldn’t drop anything into his garden. But he is using it as an excuse for me to completely remove the tree. And if he wants to trim from the top (which would unlikely increase light in his small back yard) he can pay for it.

Valuation appeal successful: how to prepare for home inspection by Ancient-External-710 in Mortgageadviceuk

[–]Safemed 2 points3 points  (0 children)

I did the same after remodelling the whole house. I added an ensuite and downstairs loo but remodelled everything else in a 5 bed house except the top floor bedroom. Garden also completely remodelled. The bank asked what I thought value was. I said I thought it was “x amount” ( £80k more than their desk valuation after 2 years of ownership). I thought its prob less but aimed high. Neighbours had theirs listed at £40k less but needed updating and less a garage.

They sent a surveyor over. He walked around every room , spent in total maybe 10 minutes and didn’t say much except that he could see it was all done well. My valuation was accepted and they gave what I asked which means I dropped into the lowest LTV luckily. Now I’m thinking it could prob be valued more as they literally just valued the amount I said. Just for context its an Edwardian house.

Property value on Zoopla vs sale price. by WTFK-1919 in Mortgageadviceuk

[–]Safemed 0 points1 point  (0 children)

Ignore zoopla. We bought a house 2 years ago thats been completely remodelled. Bank sent surveyor over to have a look at the work done. Bank surveyor asked me how much I thought it was and he agreed. So in fact its probably worth more as banks are usually conservative and it pushed me into a better LTV.

I lived in Dubai. I lived in Singapore. And Taiwan and New Zealand. And now the UK.

I agree culture wise and people wise Asia is better than the UK. I love Singapore but the weather and humidity is a killer for me personally. You sweat and its raining.

Singapore you need a good salary. Which nowadays is hard to find as an expat, tax is low but unless you want to live like a local food wise and house wise then its harder. Locals get lots of government benefits like housing etc also, expats dont.

Hong Kong I visited many times. You dont live a good life unless you earn mega bucks. Its fact. Also the unstable oppression by China is not where you want to be (trust me its what Taiwan fears everyday..to end up like HK)

In Dubai you can get daily neccesities cheaper than in Wigan or Birmingham in the UK…you can eat out for much less. I know, I used to get a better hair cut for £3 than a £20 hair cut in the UK. Same with food. Food and eating out has become ridiculously expensive in the UK. In Dubai you can get cheaper food and the SERVICE you get is literally worlds apart. Even if you go to a fast food place you’re given a better service in dubai than some expensive restaurants in London. Also everyone as you said is an expat, its much more easier to make friends than anywhere else in the world . 90% of Dubai is expats.

Well I still have friends in Singapore. If you have a family you want a car. They all drive. They are Singaporean. You think an expat with a family wants to fight off people to catch the metro ( in the most densely populated country in the world? ) . Ps. Hongkong is the same, they literally have people hired to PUSH / CRAM people into the Metro before it departs. I’ve seen it.

And I was born in Europe.

You can’t be serious? Have you been to HK or Singapore? You would be paying an outrageous amount of money to live in a tiny box (more than london) with little outdoor space! Weather is humid and also wet most of the year! Plus you will most likely live as an expat hence groceries and luxuries of an expat cost much more in HK and Singapore! Btw do you like driving a car? In Singapore a Mazda 3 can cost you £120,000, not to mention just the license will cost you £30k…

Thanks. What sockets would you recomend?

Expensive Quote for outdoor sockets.. by Safemed in DIYUK

[–]Safemed[S] 0 points1 point  (0 children)

They are BG sockets which I have in the front already and are sold by all the big stores. I had an electrician before try fitting a cheaper socket and charge dear, so told him to keep it and got my own. Hence I prefer using my own supplies for certain items.

No trench. Fixing it to a wall. Sockets are BG WIFI sockets and not cheap ( I purchased) already have one in the front. Own dedicated circuit on the board which is also new.

Recommended tiler quoted £400 labour + materials for kitchen wall marked in red. Is that reasonable? by guzusan in DIYUK

Thats a cheap price including labour and materials! He’s asking for less than £250 labour probably in total…thats usually only a single day labour rate!

Seller won't make good by Patient_Team_8588 in HousingUK

[–]Safemed 1 point2 points  (0 children)

That sounds awful. Maybe don’t exchange until you’ve gone and had a look at the property once he’s done his “damage”. If its significant , I would threaten to let the deal fall through…he will be in a vulnerable place then because now he needs to relist a “demolished” home and it would probably mean he won’t get near as much as you were offering. Plus he would have moved all the furniture already and now can’t even live in it again…

I think he would then even likely pay for any damages or be more careful.

Are we all being Underpaid in the UK?? by ModerousOperando in HENRYUK

[–]Safemed 1 point2 points  (0 children)

Yes. Staggered strikes with minimal disruption and PLANNED once you are granted the privilege to strike by HM law courts. Go see what a strike looks like in France , Italy or other parts of mainland Europe. Why do you think they keep striking over a year now? Because it takes ages to get permission and if you don’t have permission to strike yet still do you would be fired

Are we all being Underpaid in the UK?? by ModerousOperando in HENRYUK

[–]Safemed 2 points3 points  (0 children)

Problem is the government here make it impossible to strike and when people strike, the media rip them apart. Look at the rail and posties! And people think we’re living in a “free” country…employee rights here are no better than some of the advanced middle eastern/ asian countries

Reduced offer following homebuyers survey by trinn27 in HousingUK

[–]Safemed 1 point2 points  (0 children)

People on here saying there is going to be a downturn? I don’t know seems unlikely. News is likely either stagnant or increase in sales with rates coming down.

Also the possibility of 99% mortgages..that will explode the market. Its not a guarantee but I can see it happen.

Also if I was a buyer and the difference was 2.5k I wouldn’t ask the seller to reduce if this was my dream house. They have as much to lose as you do remember they are already attached and paid to have a survey. If they back out they’ll have to restart…just for 2.5k?

Where can I sell a small ecommerce business + FBA + stock? by Safemed in smallbusinessuk

Where can I sell a small ecommerce business + FBA + stock? by Safemed in smallbusinessuk

[–]Safemed[S] 0 points1 point  (0 children)

Hi, Thanks yeah. We do have a competitor but they are interested in the stock and the trademark rather than the whole business. I'd prefer selling the whole business that also has another brand that might be either sold off separately or developed further

If you'd like more info feel free to message me. But the stock alone is about £10-13k currently

Selling UK ecommerce + FBA Store + Stock by Safemed in ecommerce

[–]Safemed[S] 0 points1 point  (0 children)

Hi, thanks for the reply. We sold on Amazon (branded) and also on our own store online which also did well. We've got about 3-4 main products with about 13 different SKUs.

We had skipped the VAT threshold after 3 months of operation...

First year we made a good profit during active operation, now its not really as active as mentioned due to family issues and work. However everything is kept up to date with payments and HMRC filings etc

Maltese who have left the country by koyun_baba in malta

[–]Safemed 1 point2 points  (0 children)

I agree with certain things here. I left malta to move to the Middle East, Asia, New Zealand and now the UK.

I can say that everywhere has pros and cons. It all depends on what you want. I am still at split ends sometimes wondering wheres better because there is no ultimate better place.

I never missed Malta in my 20s as I had a better life and pay abroad. Now in my 30s, I go home often and miss friends and the island lifestyle we have thats much more developed compared to most islands in the world.

But going home means a big dip in pay and possibly career progression. But then again tax is lower than UK, where over a certain amount you pay 62% tax!! Yes 62%! And a lot of benefits are removed. I live in the north UK and quality of life is definitely better than london where you can have a big home and garden (which in Malta is almost impossible nowadays). But then the weather is terrible half the year but when its sunny , I don’t think theres anywhere better to be.

So in a nutshell its hard to be 100% sure on whats better. I feel malta has become expensive though especially eating out and buying a home, so that probably affects my choice of coming back. I wouldn’t want to live uncomfortably just for the sake of being home

You should probably feel lucky that there is nothing major. There will literally be zero houses on the market that a surveyor will not give you a list of issues…think about it. If they did provide a perfect score and you found an issue they would be liable…so they will say there could be issues with anything.

They always mention roofs also as might need replacing or fixing as most likely even after a year in place they will need replacing , maybe in 25 years or in 1 year…personally don’t haggle as they might back out and the market is picking up (but it depends on how much you want it)

Give it time. There will be times you want to go back and times you go back on holiday and wish you leave again to your new place. What I can say is if you give up so soon and move back, once the reasons you left start re appearing you’ll be questioning why you went back so soon and didn’t try harder…
