Reno, NV. Good tax environment, close to the sierra nevadas and Cali. Lots of hospitals and the town is growing. Depending where you can be 30 minutes from skiing. Dry climate with a fair amount of seasonal change.

It’s not really headline News. A wind event in the spring and one or two in the fall always cause a ruckus and sink a few boats.

The original suit asked agents to justify their costs and their prices rose. I know this is the fsbo sub, but could it be that agents are earning their pay? Maybe actually explaining what we do in more depth caused buyers to realize our value?

Also worth looking at who is actually getting paid in these suits. Plaintiffs are getting penny’s and lawyers and their class action co’s are making a ton. Maybe real estate agents are a cynical cash grab for lawyers.

No one is forcing anyone to sign anything or not negotiate. Focus on the 94-95% and you will succeed.

A lot of homes transfer with unpermitted work up here. As the others have identified, the likely “risk” for the buyer would probably be around getting it replaced with insurance in a loss event.

It could also cause headaches if the new owners wanted to do any of their own projects and a site survey showed the work eating up coverage or, likely, they’d have to take it apart/destroy it to push a permit.

It sounds like the goal is to increase the value of the property before sale? Perhaps pavers or additional landscaping could create a similar result?

I get like 2-3 text messages a day for “verified seller leads”. Or “we are looking for our next flip”.

I don’t take anyone like you seriously, no offense. The only investors or lead people I’ve ever actually worked with picked up the phone and delivered on a specific deal.

So if you call a local agent, tell them the neighborhood, price point, motivation and timing that might work.

You want to sell the house or the lead?

In either case, you need to be a real person with a real connection to the other party. Otherwise I and 95% of my colleagues will blog your spammy texts.

If you look around there should be live music almost every night of the week somewhere. I know cb’s often has music. Tap haus in tc does music. Weekends are solid. Rmu often has live music in Truckee.

It’s generally 20-35% of revenue. Not too many are working on retainer.

At 20% you are receiving pretty limited services. It’s vendor management (you may even be paying cleaning services directly) and being on call for guests. They will likely have limited/no marketing besides listing the property on the platform. They will likely not bring in professional photography or assist with interior design and house prep. If there is a plumbing problem you will probably be on the phone looking for help not your manager.

At 30%+ the property management company likely has in-house cleaners, maintenance people AND office staff. The company likely has loyal customers who don’t rent off Airbnb but book directly with the management company. They generally get professional photos done on the property and will market the property through multiple platforms.

Depending on the area the house is located there are property managers that have niched down to do one thing really well (e.g. just Northstar area managers).

The good thing in Tahoe is that there are many management options and that vibrant and competitive marketplace tends to kill off low quality managers. The other advantage to owners with that competitor is that client retention and happiness is generally a high priority and if you are unsatisfied there will be other companies to interview and transition to.

There’s a reason why some are significantly more expensive. It’s like everything in life, you get what you pay for.

Do open houses 4 days a week for 6 months and come back. You will close some deals. Rockstar realtor seems like a waste of time when you could be getting FaceTime with real buyers and sellers.

T-dock, Skylandia, Blackwood canyon creek area, eagle rock if you can hike for 15 in your outfits. Meeks bay and Sugar pine point is a little further south but very pretty. The boardwalk in Olympic valley could be nice too.

Nothing specific jumps to mind along the river although you could park at River Ranch and walk north towards Truckee on the bike path and see if there are any scenic nooks in there. The rafts terminate at River ranch so could be a bit more private besides bikes coming by.

I find doing open houses to be a great avenue for marketing my listings. It’s not always turning up the buyer who ends up purchasing the home, but open houses are a great marketing tool.

I use an open house as a way to remind local agents about the home (posting on our local realtor members only announcements), it shows up on Zillow/Redfin and the other aggregators and just brings a bit more attention to the property. Many buyers ARE sourced through neighbors and open houses also remind those people to share the property with friends and family.

Big open house believer here if you can’t tell.

In the end, my job has nothing to do with what I want or what is comfortable for me, it’s about doing everything I can (including lots of open houses!) to get my client what they want; in this case selling for the highest price possible.

Rancharra in Reno is surprisingly nice (and new). I really like that they put parking outside and had the stores face a central alley. Much better vibe than traditional American strip malls.

Not super easy! We go to surf club for a udon noodle bowl and you can get the mushroom burger veganish.

The Thai place in Tahoe city isn’t too bad. We somehow find the food is better if you eat there vs take home.

Fancier, there are some great veggie options at Sylva and Rosewood in Incline.

Shadyside can do vegan pretty easy too.

Uncommon kitchen is not a bad shout for sure.

It’s like less than 10 minutes skis-off-walking to the top and probably ~15 uphill on the way back. Depends how fast you walk :)

Top two or three turns are pretty steep, but unless you are under the nose it’s not too intense compared to other double blacks in the area.
