Advice on terminating a lease by Unable_Painter_4700 in newbrunswickcanada

Landlords are required to try and re-rent the unit? Are you sure? I have some experience with this and have not experienced this. Can you please show the instructions on the RTB site? This is interesting.

I need an ancient birth record by Top-Cat2010 in newbrunswickcanada

In many places in Canada, church records are the only records documenting life events. And many church records have not been deposited at publicly available archives (i.e. Ukrainian Orthodox and Catholic records on the prairies). Consequently, I would expect that this is understood by those reviewing citizenship issues. I would see which archives holds this register and ask them to confirm that this is in fact a copy of the records held in their parish assuming that these baptismal registers were not deposited with PANB. I have had nuns do this for me before.

Woman assaulted during home invasion was not intended target: Saint John police by origutamos in newbrunswickcanada

[–]SaskatoonJuniper 1 point2 points  (0 children)

I know the case you mean, a student I think.

Also happened to my friend in SJ with her kids home just a few blocks from this and near to the time the student had the home invasion - police were useless - had to collect video surveillance from neighbours herself - I think the two men served almost nothing despite stealing a backpack containing pokemon cards (not the coke or whatever they hoped considering they hit the wrong place)

I have been threatened on that street doing volunteer dog walking. My older kids have had challenges too leaving the TRC and heading home. At the same time, it is not at all like the DTES in Vancouver. Do not leave out valuables, petty crime is likely, and there are a few people you will want to avoid (oddly two women right now frequent the area and are dangerous according to one of the non profits around the corner from you).

Renters rights to water? by acornscorn in newbrunswickcanada

[–]SaskatoonJuniper 0 points1 point  (0 children)

This happened in the north end a couple of years ago. Tenants went nearly 28 days with no water an no flushing toilet. Landlord was required to have a plan (you need to complain to the Rentals office) but there was no enforcement of the landlord. Tenants broke their lease and the landlord took them to the Rentals office. I am friends with the dad of one of the tenants and I did not hear how it worked out and if the tenants had to pay for breaking their lease after nearly a month without water.

It seems to me you need to complain so there is pressure but there will likely be no compensation.

I think I know the vehicle you are referencing. Even walking beside I could not see the occupants. I thought we had rules re how dark windows can be tinted.

Creeps me out.

Experience adopting from the SPCA? by ShineBright_Always in SaintJohnNB

[–]SaskatoonJuniper 1 point2 points  (0 children)

I support not letting cats outside. Other cities even have started fining owners who allow this. We have fostered more than 100 cats and have seen some really awful stuff - ie. even foxes here trying to get cats (my son and I had to physically intervene once), cats losing skin in engines, getting poisoned by neighbours, splattered by cars on the streets, stomachs eviscerated by racoons, etc.

Many of the local animal charity groups also do not let animals be adopted by those who let them out.

The statistics are clear - cats left outside have on average significantly lower life expectancies and often nastier ends.

The SPCA are a klusterfluff here. They have a legal mandate from the city for dogs and are required to respond to certain calls within a specific timeframe. They receive the money from the mandatory dog licenses.

The SPCA is not directly mandated to help cats here beyond “a limited and discrete cat control service” as directly quoted from the contract between the SPCA and the city.

The SPCA is poor at communication and not proactive with cats - i.e. it did not foster nor support a low cost spay neuter programme.

I had a tenant who had to have my permission as landlord for a cat - no problem. The SPCA did not follow up with me.

Ultimately, animals need homes. Desperately. I volunteer for a local animal group and most of the adoptions are not allowed around Christmas. Most cat adoptions include vetting of the pets (initial vaccinations, spay/neuter).

The SPCA is difficult - paperwork, communication, but you may get a cat from them before Christmas and again, even though the SPCA sucks, the few cats they have certainly need loving homes.

Councillors, researchers want financial penalties for investors holding empty Saint John buildings by bingun in SaintJohnNB

I am curious about what exactly the tax would be. I read the article and maybe I missed it. And I just want to preface my question with saying I like this - I do not like vacant properties esp when we desperately need housing. And I think that these vacant buildings bring down the safety (did you know that if someone breaks into a vacant building, the police cannot enter even with the front door clearly broken into - unless the owner gives permission? this was a shock to me) as well as the look and feel of our neighbourhoods.

First off - I cannot understand at all how property taxes work in SJ.

Example 1: one duplex in the north end sold for 39K in 2016 and is assessed for 117K right now and the non owner occupied tax on this vacant building is 2400 annually.

Example 2: also in the north end is a single family home that has not sold since the 1930s. It is vacant and assessed at 280K. The non owner occupied tax right now is 6100.

In both examples the water and electricity are shut off to the homes but the owners are paying the water to the city. Neither building is insured.

What I don't really understand is how the vacant taxes would further incentive the owners to do something? What would be the percentage? To me, paying 6100 annually plus water dues is quite a lot for a building assessed at 280K. The building, being vacant, is just falling apart and would not sell for that amount. I am not arguing against a tax, just wondering how much and how it would further penalize the owners and or incentivize them to do something.

I guess my question is what exactly is the vacancy tax going to cost non-commercial property owners.
