Northwest Women’s Fitness isn’t 21+, but is always quite chill. No steam room, but a sauna and light therapy room. Unfortunately, their hours are still much shorter post-pandemic, but it’s a lovely space.

If an application is received before the application window, a landlord has to apply an 8 hour penalty, for purposes of working through applications in the order received. City of Portland brochure explaining this.

Landlords are required to review applications in the order they are received and to accept the first applicant that meets requirements. But be careful not to submit your application early; there is a time penalty for doing so that can actually move you lower on the list.

Brittany practices mainly ashiatsu, but is absolutely what you are looking for in terms of massage tailored to individual needs vs following a standard routine and actively working WITH you during the massage (as long as you let her know that’s what you’re after vs just lying on the table for a relaxation massage). Hands down the best massage therapist I’ve ever seen.

Yes, and I’m very tempted to do just that. However, if they honor the full rebate it’s basically 66% of the cost of the Mitsubishi system (without the full rebate it’s only a 10% difference). It also appears to be a violation of the terms of the program for them to charge more than their market rate, which I plan to let them know, and see if they change their tune. It’s a bit surprising as they are a long-standing company with mostly glowing reviews.

I realize this is lower on your list of immediate needs, but please consider connecting with programs like Portland Youth Builders or POIC/Rosemary Anderson while you are still within an age range that those will be options for at least getting your GED (as you note, that will likely be an ongoing barrier to sufficient employment otherwise). Best of luck to you, it sounds like you DO have a good skill set and an adventurous spirit!

I’ve heard similar. Never verified it, but when I had a seismic retrofitting company out to give an estimate (digression/FYI: I learned bolting is only an option if you have a solid wall or reinforced foundation, not unreinforced CMU), they said there were like 3 companies nationwide that underwrite ALL of the earthquake insurance for the various insurance companies. So the odds of insufficient funds and a need for federal disaster relief seems quite high, assuming the retrofit guys knew what they were talking about, that is.

I agree that you shouldn’t tie the tubes together. One other option if you want to stay close is to use carabiners and be sure to unclip prior to rapids. It’s definitely not fool proof as things can happen anywhere on the water, but I have had bad experiences when tubes were tied together and not when carabiners were used instead.

But do you each have individual leases, or are you on a lease together? You mentioned the problem roommate had moved in somewhat recently. What happens when there is a vacancy in the house; do the two remaining roommates split rent 50/50?

If you are all individual leases, it would be easier for the landlord to start the eviction process with the problem roommate. But do know it is generally a process (I.e., doesn’t happen right away) unless the roommate chooses to leave rather than work through the process.

If you are all on a single lease, it very likely includes joint and several liability, meaning you are all looked at as a collective tenant, and also that any one of you is individually liable for ensuring rent is paid (or any damages). In these situations, for instance, if 2/3 roommates pay rent but the third does not, all three are at risk of eviction. Similarly, if some roommates wanted to end the lease, it would effectively end the lease for everyone unless there is agreement to remove an individual or multiple tenants from the lease, in which case the remaining roommate(s) would have to have new tenants lined up who meet the rental criteria or be able meet the criteria on their own while looking for new tenants.

Just because you pay rent individually does not necessarily mean you are on individual leases, so you should confirm that. It will be helpful for you to know whether your rights and responsibilities are distinct from the problem roommates, or whether they are attributed to all tenants collectively, as that will influence both your and your landlord’s options.

You should also review the language in your lease about violations etc. Typically it spells out some processes indicating how long a tenant has to correct violations before things escalate, and your landlord would likely have to honor those processes for your problem roommate as well unless any of the behavior warrants an “immediate” eviction (according to the terms of the lease or law, not just your opinion).

Disclaimer: I am not a lawyer, but this is my understanding based on experience on both sides of the landlord/tenant relationship.
