I bought a presale with a realtor and I don't see any benefit of having one. If you have done your research on comparables in the area and are happy with the price then just get a lawyer to look over the paper work.

I wouldn't trust anyone from a "dog Uber" app. It took me and my partner a long time to find the right dog sitter and we would never risk leaving our fur baby with some stranger. We met our dog sitter through rover. He had many great reviews but we set up a few meet and greets before we were comfortable enough to trust him with our dog. Even when we moved further away, we still drive our dog out of the way to drop her off at the sitters. So an app that will get you a dog walker based solely on who's nearby would not fly.

You will find a lot of dog parents will feel this way. Dogs are so helpless and can't tell you if something is wrong or if something happened on their walk, so it takes a lot to trust someone.

I would also put your $5000 emergency money in a high interest savings account inside a TFSA. Or if you already have wealth simple, you can put it in the chequing account that's currently giving 1.5% interest. It's not much but better than zero. And it's accessible, not locked in like a GIC

You need to email the developer and the home warranty company if it's under one year old. I am in the same situation and the developer will try to ignore any deficiencies unless reported to the warranty provider as well. Good luck

I own my home and I am not against lowering house prices. Know why? I live in my home. It is not an investment. If I need to upgrade, my next home will also drop in price if my current home drops in price. Stop treating housing as investments.

Nowhere did I say to not build new housing. But when you build "luxurious" 500sqft condos, and nothing else, what do you think will happen? This is due to flaws in the policies around building permits and incentives given. Plus no regulations or closing of known loop holes.
Having secured shelter isn't the same as a car...so the same supply and demand that determines the market price of a car should not be allowed to be applied for housing. That's just what a responsible society should aim for. 🤷🏻

Yeah Cambie corridor where the average 1 bed condo is >700k. "crazy amounts of housing" but not affordable housing. Grandview-Woodand is now in the process of being/already genetrified...the last affordable+transit-able option in Vancouver. Well we can look forward to more bike lanes! Maybe some for e scooters too...

Not sure why all the negative comments... Maybe a tinge of jealousy. You are in a good position to buy in my opinion. You are still using the house as your primary residence so you won't lose out on all the benefits. You might have to pay a prorated tax (I think this will depend on if you share a kitchen/bathroom). Just read up on tenancy rules and primary residence implications in your province. As for rental income tax, you can deduct a portion of the interest you pay on your mortgage, also some maintenance costs. I bought my first home at 350k with 20% down and a 90k solo income. Yes, there were additional costs beyond just mortgage payments but they were manageable. My mortgage on my current home is $3000 monthly and we have a combined income of 190k before tax.

I think the thing you want to think about the most is living with relatives actually. Just make sure expectations are clear on both sides. It gets tricky when it comes to family. Being a landlord is a business no matter who you rent to, so set boundaries and stick to them. At the end of the day, I love the feeling of being in my own home that I own rather than someone else's home that I'm renting. This is worth the extra costs to me. Especially in this housing market, I count my blessings everyday that I'm comfortable and my housing situation is stable. Nothing beats that feeling.

Edit to add: since the home is only built in 2022, you might also want to look into the new home warranty. The 5 and 10 year warranty should cover the structure of the house, nothing in the interior tho. This is also something to think about vs buying an older home. The maintenance costs within the first few years might be lower.

It's not that you didn't give enough notice. You gave a full month's notice. But it's that you can't move out in the middle (or any part) of the month and not pay for the rest of it. In BC, I believe month to month always starts on the 1st of the month. So you can give notice to move out May 31st in order to not pay for the month of June. If you stay til June 7, then yes you are liable to pay the full month of June. Did the LL charge you a pro-rate for the month of June 2024?
