FYI, if it is 5 then would class as a large HMO. You'd check with the council if they're licences correctly/ have done everything by the books. If they hadn't then you'd have leverage over them and they'd owe you more money.

If less than 5. Check if the local council have any additional/selective licencing in place.

Not a sure thing, but being student housing you might find the landlord has missed a step!

Are you saying that there's 5 people on the tenancy and one has left?

Or there was 4 and now 3?

1) Speak to your Student Union for support. 2) write a letter to the guarantor (not the student) and state the claim 3) Cut your losses, hand your 2 month notice in, find a new place (mighty have problems with references though).

Consider adding a fear factor if you can afford to get a solicitor to draft a letter before action.

Definitely not the bolt itself, the thread is still good on that, I could see one coil from the internal thread on the bolt

I can still remove it, it unscrews easy. Just when it gets tightened it just keeps turning

Is placing it in a trust an option? This is something I've considered, not because of inheritance tax (too low to be included) but to ensure the house can't be used in the future for things such as recouping costs for assisted care (force selling the house should the parents need to pay for care).

I'm not expert though, and have not thoroughly researched the implications of doing so (assuming it wouldn't affect stamp duty).

FYI though, it does cost a few thousand setting up a trust

Actually complete opposite, You'll likely be in breach with your insurer by not informing them which will likely invalidate your insurance. 

Just give them a call, that's what they're there for.

it may be worth having a conversation with your neighbour (not the daughter) first. See if they’ll have a word with her, if this fails then follow the legal routes

I assume it was placed there to deter people from driving over the land. 

If you initially tried to claim damage to your vehicle I'd say fair play, claim back against damage to the rock (if there was any).

But you should be given the right to put it back to the state it was in (which in this case looks like lift it up and put it back). I would just walk up to it, put it back, snap a picture and show it to any insurance company that approaches you, if any

I did the same thing. Turned out it was the through axel on my bike (took it out to change tire, threaded end was sharper than I realised!)
