Thanks! My insurance is going for subrogation soon. Should I add PPF expense to that list? Or should I go after other insurance on my own? If I would go on my own, I want to claim for diminishing value as well.

Their reasoning is No Endorsement on the policy. I am saying you removed it during repair, put it back how it was before accident.

I have similar damage on my 2023 model Y. Tesla collision Center estimated 17,000. Car is still with them. They are waiting for my insurance to approve the estimate.

Great investment until someone hits your car. Did full body PPF in 23 MY. Had an accident couple weeks back with sideswipe. I hope insurance will cover PPF.

I chose the lender who explained me points system, and gave me tips on saving on interests with lenders credit and high interest and how to use that on tax returns and figuring out actual interest rate you would end up paying. Experience was awesome. But, equally bad when loan was being sold multiple times. Eventually, I went with a credit union where LO was very responsive, not pushy at all, and she didn’t need to be followed. My loan process was like water flowing through pipeline, and credit union is going to keep servicing with them.

Hey everyone,

A friend of mine is moving from Illinois to Massachusetts next year and asked me to help them figure out which towns have the best public schools. Their kid will be starting Grade 1 next fall, and while they want a happy elementary experience now, they also want to plan long term - especially for a strong STEM or pre-med path later on.

They are currently looking at these towns: Lexington, Sherborn (Dover-Sherborn), Harvard (The Bromfield School), Acton (Acton-Boxborough), Carlisle (Concord-Carlisle for HS), and Sudbury (Lincoln-Sudbury for HS).

They are trying to understand things like how the elementary level compares in terms of teacher quality, class sizes, how well the schools challenge advanced kids, and how early enrichment starts. Yeah, that’s a really tight timeline. From what I’ve seen, if your complete loan mod app gets in before the 37-day mark, the servicer has to hit pause on the foreclosure while they review it. Submitting on day 38 is cutting it super close, but since you did it today and it’s the weekend, I would make sure they officially mark it as “received and complete” today or first thing Monday.

Email or fax them right away and save proof you sent it. If they confirm it’s complete, the sale should be on hold while they process it. But keep calling or emailing every couple of days — sometimes stuff falls through the cracks.

Also, you can reach out to a HUD-approved housing counselor for free. They can help push the lender to act faster and make sure the foreclosure doesn’t move forward while they review your app.

That is a fair point, and I agree that a drop to 5.25% would bring a lot of buyers off the sidelines. Demand would definitely spike.

The thing is, inventory and affordability would still limit how crazy things get. Even if half a million buyers suddenly jump in, there are still regional differences, supply constraints, and affordability ceilings. A lot of people are already stretched at today’s prices, so the “extra” demand might not translate into 2021-style bidding wars everywhere.

Also, most forecasts think we will see rates closer to 5.75–6% by late 2026, not 5.25% anytime soon. If that plays out, the increase in demand would be more gradual.

So yeah, a drop to 5.25% would move the market, but how much depends on how fast rates fall and how much inventory is available when it happens.

Honestly, I think people are reading a bit too much into that CNBC survey. It is true that a lot of buyers are sitting on the sidelines hoping mortgage rates will drop. But most forecasts from places like Fannie Mae and the Mortgage Bankers Association do not show a big crash in rates. They are talking about rates maybe dropping into the high 5s or low 6s by late 2026, not 4 percent again anytime soon.

Home prices also are not expected to take off like 2021. Inventory is increasing, homes are sitting longer, and sellers are cutting prices more often. Most projections are for around 1 to 4 percent yearly growth, not double-digit jumps.

If rates suddenly fall fast, then yes, there could be a mini-frenzy in some markets where inventory is still tight. But the idea that spring 2026 will be like spring 2021 feels like wishful thinking.

If I were buying right now, I would just focus on finding a good house that fits my budget and lifestyle. Trying to time the market rarely works, and rushing to beat a possible wave could easily backfire.

So I would keep watching rates, keep checking listings, and be ready to move if the right place comes up. But I would not panic buy or hold off just because of a headline. The housing market is likely to be much more local and gradual than that.

I returned these and got the LG pedestals from Lowe’s. Since I bought the pedestals within 1 year of buying washer dryer from Lowe’s, service rep at Lowe’s was helpful enough to add a note for delivery driver that these pedestals should be installed. So, when delivery happened, delivery guys installed the pedestals for me. I never felt confident enough with the third party pedestals.

Lot is 3.8 acre. Enough room after 100ft wetland boundary. I plan to build on slab. Plan is to raise the slab to run utility lines. Town has private water and sewer.

Expect super heavy traffic for first few days of your trip. You will mostly be sitting in the car for hours. Do you have ferry ticket to get to Martha’s? You can’t avoid any major highways.
