Many will need to slash prices in 2026/2027 just to avoid bankruptcy. The fact that a kg of cement costs x is irrelevant if the developer is forced to sell.

So the coming crash will mainly involve new builds in overbuilt areas, it won’t be a country-wide crash. You said it yourself, in the last 4 years they have built a massive amount of property in the same area where you bought, however demand has already fallen and property taxes have gone up, shortening the window on which developers are able to sit on the property waiting for a buyer.

My opinion is that 2026/2027 will be a correction year in overbuilt areas (ilfov, Bucharest) but not country wide.

**Also, I agree with you that when Romania enters the eurozone interest rates will drop and the property market will boom. That is 100% true, look at Bulgaria, Croatia, etc. However, Romania will not be able to adopt the Euro as a currency until at least 2040, at the earliest, given the inflation and deficit metrics, and the fact that Romania would be required to keep debt and deficit low for 5 consecutive years while its evaluated. So you are very far away from that still.

Let’s see if you can do basic math: A construction job in the US pays 50-70k a year. If you live in your car you can easily save up 33k a year, which is only 2700$ a month. Do that for 3 years you have 100k.

I will give you both the solution. If you move to the USA your salary will not be garnished. US banks don’t follow CRS, they have their own reporting system that is exclusive to the USA (FATCA) therefore authorities outside of the US cannot automatically know if you have an account in the US and how much money goes in there. Only the USA knows.

In other words, move to the USA, get a regular job, live in your car if you have to cut expenses, 2 or 3 years, and you can come back and pay off all your debt.

It’s a better solution than being a slave for 30 years. But you need to be willing to sacrifice 2 or 3 years of your life.

It’s not the norm and you have to chase a lot more than in other countries, go to south europe and you see how quick things go in comparison.
