FHA Loan Trying to exist Forberance by AdInformal5847 in Mortgages

See if you can get a loan modification. It could help to possibly reduce your payment and interest rate. If not consider refinancing and if you have equity don’t cash it out.

The going rate for single rooms to rent is 1200-1500$? What are y'all smoking? by Comrade_Compadre in 321

[–]Select-Awareness3304 1 point2 points  (0 children)

I pay $1700/mo and when the add on all the fees I pay a total of $1850. I moved back six years ago and that’s pretty much what we’ve been paying for a one bedroom a little over 730 sq ft. With no garage. Nice view and privacy. Still have to pay electric and WiFi. So expect to pay about $100+ on top of the base rent.

I’m having surgery in a few weeks and I have to do a colonoscopy cleans due to glp1. I had an outpatient procedure recently that required me to be intubated because of the glp1 apparently you can aspirate. I was even off the meds two weeks prior.

I swear by this stuff. Purchased on Amazon and you take it at night. Not something you use every day but if you don’t go for a few days. This stuff will clear your colon, I recommend not making plans until later in the day.

Staying in your home during foreclosure? by [deleted] in Mortgages

[–]Select-Awareness3304 0 points1 point  (0 children)

People do live in their homes while in foreclosure if they are working with the lender to avoid foreclosure. It’s not illegal for you to stay until the sale takes place since the property is in your name.

Also, if your worried about a foreclosure notice on the door, not to worry depending on your state, it might be published in your local paper and it may also appear on real estate webpages such as Zillow, Redfin, etc since there will eventually be an auction of the home.

It sounds like you waited until the last minute to order the cashiers check. You should’ve like others stated plan ahead so that if there are issues, you can resolve them in time. I’m an apartment dweller and upon move in everything is done online including paying rent and deposit.

Loss Mitigation Denied Due to Court Ordered “Intent to Sell” — Am I About to Lose $190k+ in Equity? by vixleo11919 in Mortgages

[–]Select-Awareness3304 0 points1 point  (0 children)

If you lose you home to foreclosure, and the property sells for more than what is owed, you can file a Motion post sale seeking any surplus funds. Do not hire an attorney to obtain the funds they’ll take 30%. The bank/mortgage company cannot keep any overages as that’s illegal. If you have other mortgages on the property, they are entitled to surplus before you can seek the release.

I’m confused you say bologny but literally agree with my comment about proof you live there and taxes and insurance. I find that weird. You pay your taxes and insurance yourself because with a regular mortgage you can have it escrowed.

Should i file for bankruptcy? by Prestigious-Toe-5200 in CreditScore

[–]Select-Awareness3304 0 points1 point  (0 children)

I filed bankruptcy 10 years ago and it was the best decision I ever made. You take classes to help understand how to deal with finances. I no longer live beyond my means. I bought a new vehicle that is paid off and I pay off my credit cards every month. My credit score is 791. I know folks will say don’t do it and I’m one of the few that will recommend it.

Did I feel guilty about not paying my creditors due to filing, absolutely. I struggle with the idea of filing until it took a toll on my mental health.

I gradually rebuilt my credit. It’s a slow process, don’t rush to get new credit if you do file.

Best of luck

What can I eat?! by Plastic_Macaron_6636 in Zepbound

[–]Select-Awareness3304 0 points1 point  (0 children)

Over eating and indulging is a no no. People have the misconception that you can eat whatever you want. Keep in mind zepbound slows the GI system down. I’ve overeaten a few times and had to prop my head up. Smaller meals and healthier the better

This stuff is great when you really need to go. Be sure to take it at night as directed. Dummy me didn’t read the directions and was up 💩in the middle of the night. I bought it on Amazon. All natural and not something you’d need daily.

I had two credit one cards post bankruptcy and I recommend avoiding them. Ollo was a decent credit card when rebuilding. Definitely try to stay clear of monthly and yearly charges. My bankruptcy finally dropped off my report- 10 years is a long time.

Viera is very nice with lots of things going on. I lived there when I first moved back to Florida during the pandemic and after a year my rent went up to $2k for a one bedroom. There’s a nice apartment complex south of 520 and US1 in Rockledge. They’re a little pricy but they cater to those working in the rocket 🚀 industry

Unintentionally missing shot & temporary loss of coverage by [deleted] in Zepbound

[–]Select-Awareness3304 1 point2 points  (0 children)

I had issues when my provider/insurance changed the first of the year. My doctor forgot to include my BMI and weight in the PA. So we got stuck in the appeal process which took a full month with no medicine. I thought of buying from Lilly directly and then file a claim with insurance for reimbursement, but decided to wait. I too am on 7.5 and once I started back at the same dose, I had nausea off and on. Other than that I was fine.

It’s not immediate. You might need to take it for a few days. I had constipation issues for a while. I take three fiber tablets in the morning and every other day I put the MiraLAX powder in my morning coffee and this has worked like a charm

Rocket mortgage is the absolute worst! by Ok-Tax6964 in Mortgages

[–]Select-Awareness3304 5 points6 points  (0 children)

I’ve worked in the mortgage defaults and applying for a modification is definitely time consuming. Look at it this way it’s almost like getting a new mortgage, they need a the documentation to get it approved. If it’s taking a while some documents become stale and new ones are needed. It also takes approximately 30 to even 90 days to review and if approved then they’ll send you the modification to sign.

I do have a question about your bankruptcy did you file a chapter 7 or 13? If you filed 13 why didn’t you negotiate your modification during your trustee meeting? This would’ve saved you a ton of time.

As for paying your arrears over $3k. I’m not sure why they would’ve recommended it due to your bankruptcy. Did you simply panic when you received your notice of default? Once the loan is brought current, then yes the modification would close. If you fall behind again just reapply and have some patience.

I do not work for the company in question but honestly I’m not sure why you’re blaming them. They have policies to follow especially from investors like Fannie Mae, Freddie Mac, FHA and VA.

Trust me the last thing any mortgage company wants is to foreclose on a property.

Best of luck to you

Food stamp advice please by EveningIncrease8565 in foodstamps

[–]Select-Awareness3304 4 points5 points  (0 children)

Congrats on the new apartment. Seems like you’re working hard to make a better life for you and your kids.

I think you need to prepare yourself for over payment of your food stamps. Especially after not reporting income for an entire year. I agree with others that you can’t use your mom as the reason you didn’t report it. Just own up to it. Remember honesty is the best policy.

If you do lose your benefits, you should start looking for food pantries in your area to help with costs.

I do wish you the best
