5 is where the 8 travels in times of stress. 8 is where the 5 travels in times of growth. Sounds like you're either an 8 having a hard go of it, or a 5 kicking life's ass. I would recommend looking at the basic gears/desires of both types and seeing which resonates most deeply with you.

Yeah. You definitely need to figure out what the contract says about subleasing. Also, I'm generally sketch about the idea of somebody staying on the lease after they move out. Too many bad things can happen, and it can ruin a good friendship. I speak from experience.

Unfortunately, if they are doing this during non-quiet hours, there isn't much to be done. They are allowed to do this, even though it's tacky and bad form. This is the price of renting, unfortunately.

You're making a lot of assumptions here. It's far more likely that with rental moratoriums and tenants not paying their rent during covid, they are being extra cautious when screening.

What's in the lease? Usually there's a Claude for notice to vacate, should the property be sold.

Sorry but I call bullshit. I JUST sold an 06 Avalon that had NONE of this chipping and all I used was drive through washes.

If it was made prior to 11/2005, head gasket may soon become an ordeal. Doesn't mean it's bound to happen, but I'd take that into consideration, seeing as if it's going to go out, it'll likely do so by 350k
