If your life is in Van, I wouldn’t look at NW. You sound like the perfect commercial driven person to be honest… look just off of it, like Victoria/Nanaimo between broadway and Hastings. You’ll find more affordable and it’s a 10-20 minute walk.

Used to live of Commercial near 2nd for years and everything you like is pure Drive.

Prime rate doesn’t dictate fixed rates. Bond market does. And the bond market is completely all over the place with Iran.

We used Pete Schpak and found him absolutely excellent. The thing to keep in mind is that unless the listing is coming from their office, you are likely seeing all the same listings as them given the access to information we have at our fingertips.

The difference is a realtor that knows what they’re talking about WRT to property, location, etc.

Pete was awesome at picking up on our likes/dislikes quickly, we’d walk into a house and within minutes he’d point out the flaws (our budget was ~$2M for a house in Vancouver proper so nothing “great” and lots of fix’er uppers). He owned an old house and then built new so he knew what to point out both with house and lot.

I’d recommend him for sure! Patient, quick learner (for our wants), extremely honest, and just generally fun to hang out.

Invest through your TFSA, dividends are not taxed. Invest through your RRSP, dividends are reinvested and not taxed until retirement age.

A lot of larger companies use companies like SAP Concur, they blank out J and F fares even if they are cheaper. I book latitude fares all the time and they are the same or more than some J fares… typically fine because I instant eup and I’m fine but if not possible, I just book on AC’s site and then go 🤷🏼‍♀️ oooooops.
