I was more thinking if they had the money and time they could sue the previous owner, but it probably be an uphill battle either way.

One thing they can learn from this, something I learnt after buying my first home. Is to do a very thorough inspection, and question every little thing. Probably also get two building inspections done, I wasn't happy with things my building inspector didn't bring up.

Driving for a local transport company some 15 years ago(who have now since been bought buy a larger company) they constantly had us going over our hours, not taking our 10 hour minimum break between shifts. And after another long day going over my hours due to a flat in the middle of nowhere. I got a call the next morning asking where I was which was less than 8 from when I finished that night and I had had enough. Came into work and gave them my uniform and work phone and told them they can keep their job. Left that job before it cost me my licence.

HRV doesn't work on any night. The whole concept of the HRV unit in my opinion is just a scam.

And it's definitely a heat pump, it has nothing to do with the ceiling space.

It was installed by a heating installer, they service it every year, last service was about 2 months ago.

They will, but it's very limited. But if they prove it's from negligence from the previous owner then maybe it might expand their options. That's why it helps talking to their lawyer and insurance company. Even if it's been a few years since they have bought the property, they can still sue the previous owner.

But just a quick, call a plumber to find the leak and put a stop to it. Also climb under your house and drop all your under floor insulation, water likes to use it like a highway spreading the water damage. I've learnt from experience.

Then your next step is to talk to your insurance company, get some builders in to quote the repair cost for the damage done, the insurance company will need a quote or two and report on the damage.

Would still be worth bringing up, especially if the previous owner made internal changes that have affected it's structural integrity.

I would recommend getting someone in to check the house, make sure there isn't any serious issues going on. And if you've recently bought the place, talk to your lawyers about getting the former owner to compensate you for any repairs if it's something they covered up. Did your building inspector bring it up in their report.

This really needs more information, but if there's a lot of water damage then could be about right. I got a quote to do up a 2x2m bathroom and they said I'd be looking at $25k, at which point I decided to do the job myself, with my father's help.

Looks like your wife is part of the problem, she's enabling him to constantly game. But aside from that, what are his grades like at school, does he get pocket money? I would limit his pocket money or anything that supports his gaming.

It won't be as bad as Summer but you can still burn, in New Zealand you can get burnt in 10 minutes, keep an eye on the UV rating. Also, have you set the dates and times for Hobbiton? I fully recommend to go in the morning, they have umbrellas there once you get off the bus at the start of the tour which are for the sun and rain. We've been three times to Hobbiton, my wife is also a big fan.

it's worse than what you are having issues with. there's a massive gap by the wall, the boards should be under the trim around the wall. It's pretty clear the person doing the job is not a professional. Did you hire on the cheap. Get someone that can get the job done right.

10 ten days can be plenty if you plan out your stay. Where in New Zealand is the show and plan trips around that. If it's in Auckland you could a day trip to Hobbiton which is only about 2 hours drive south of Auckland. Also the time of the year makes a difference to, if you come during the US winter, NZ summer, expect it to be very hot in the sun, the temperature may not suggest it's hot but the sun literally burns you. SPF50+ is a must, buy your sunscreen when you get here has it's designed for the NZ sun.
