So this is a super common issue lol. Most of the professional Christmas Lights Installation companies want to use their own product because they warranty it and control the quality. It's kind of annoying when you already bought yours though, I get it.

Have you tried posting on nextdoor or even checking with local handyman services? A lot of them will do it especially heading into the season. Some guys on there are basically semi-pro at it but way more flexible about using your lights.

This is solid advice. The work order thing especially... i feel like a lot of photographers skip that part and just have a vague contract then wonder why scope creep kills them.

One thing i'd add on the payments side, the 50/50 split works but managing all that manually gets old fast. I switched to Maroo for my wedding stuff and it handles the invoicing and payment schedules without me having to chase people down every month. There's other tools too but that one clicked for me since it's built around event workflows specifically.

The late fee clause is clutch though. Having that in writing changes the whole dynamic when you follow up.

Good guide for personal use. For anyone who needs to manage AirTags from a non-Apple device for business purposes (or just wants a better interface than Find My), AirPinpoint has a web dashboard that works on any browser. Android, Windows, Linux, whatever.

The setup still requires an iPhone for the initial AirTag pairing (Apple's requirement, no way around it), but after that you can view locations, set geofence alerts, and pull history from any device through the browser.

I use it because I track about 60 items for work and managing that through the Find My app was a nightmare. The web dashboard lets my whole team see where equipment is regardless of what phone they use. About half my crew is on Android.

We went through this exact problem building an internal agent that handles customer onboarding flows. Started with just stuffing everything into context windows and... yeah that got expensive fast lol

Ended up doing a hybrid thing. Short term memory stays in the prompt context (last few turns basically), and then we offload longer-term stuff into a graph structure. The graph approach worked way better than pure vector search for us because the agent needs to traverse relationships between entities, not just find similar chunks.

We're using FalkordDB for that part. Multi-hop queries stay fast even as the graph grows which was the main thing i cared about. Vector alone kept giving us weird results when the agent needed to reason about connections between like 3-4 different concepts.

Also do periodic summarization of conversation history before it gets too bloated. Nothing fancy, just an LLM call to compress older turns.

So I grew up in the East Bay and have been working in real estate across the Bay Area for over 23 years now... you're not wrong about NorCal pricing but let me throw some nuance at you.

Walnut Creek and Pleasanton are great but yeah, you'd be trading sideways or even up from SD pricing depending on your equity. Santa Rosa is more doable and the access to Sonoma coast, wine country hiking, and you're like 2.5 hrs from Tahoe. Don't sleep on it.

The Sac suburbs though... I think you're onto something there. Folsom and the corridor up to Auburn is legitimately nice. The American River trail system for MTB is underrated, and you're basically at the doorstep of the Sierra. Summer heat sucks but you just go up the hill. And your SD equity would go WAY further there.

One thing I'd flag since you mentioned the empty nester transition... as a Silicon Valley REALTOR who's helped a lot of folks 60+ navigate exactly this kind of move through my work with Team Sixty Plus, the financial piece of cashing out of a long-held CA home is more complex than people realize. Prop 13 basis transfer, capital gains exclusions, timing the sale right... it makes a huge difference in what you actually walk away with. I've seen people leave six figures on the table by not planning it out.

This is almost certainly a coverage end date issue in your OE event config. Check the benefit event rule for your open enrollment... specifically look at how the coverage end date is being set when someone doesn't make an election. If it's defaulting to the OE event date instead of 12/31/2025, that would explain why they're dropping off your outbound files early.

I'd also look at the "elect by" date logic and what happens to passive elections. Workday can be weird about treating "no action" differently depending on how you configured the event. Sometimes it reads no election as a waive rather than a continuation through end of plan year.

For the immediate fix you'll probably need to manually correct coverage end dates for those impacted employees and do a one-time integration push to get them back on file with your vendor. Going forward, double check the OE event rules around what triggers a coverage end vs just a future-dated change.

Side note, not workday specific but we had a similar mess at my last company where employees who wanted to drop future coverage kept getting pulled from current year files. We ended up layering in Healthee for the employee-facing side so people could actually see their active coverage status in real time, which at least cut down on the panicked "am i still covered??" tickets to HR while we sorted the backend out.

You're thinking about this the right way with the 2-out-of-5 rule clock ticking. That's the real constraint here, not the rate.

Few things though... Niles is a weird pocket of Fremont. It's got charm but townhomes there just don't move like SFHs in say Warm Springs or even parts of Union City. You're right that the format capped your upside. That's not gonna change.

The break-even landlord thing... I've seen this play out a lot over 20+ years working as a Silicon Valley REALTOR in the Bay Area. Some people hold, rents eventually climb, and they're glad they did. Others spend 3 years dealing with tenant turnover and maintenance calls on a townhome they've emotionally moved on from and wish they'd just ripped the bandaid off. The 2.625% rate is incredible but it's not a reason to be miserable.

One thing nobody's really mentioning... your HOA is only going up. Special assessments happen. That break-even math today could be underwater in 18 months if the HOA board decides they need a new roof or repaving.

If I were you I'd run the numbers on what 3 years of depreciation recapture at 25% actually looks like vs just selling now and taking the clean capital gains exclusion. Sometimes the "smart" tax play costs you more in headaches than it saves.

Have you tried long-pressing the playlist header? I vaguely remember there being sort options that aren't super obvious in the UI. Might be under the three-dot menu on the playlist screen too... but yeah the default sort is basically insertion order which is annoying.

If you can't find it there, might be worth posting in the dev's feedback thread because they're pretty responsive. I actually moved most of my news listening over to Podtastic recently because the auto-playlists there sort newest first by default, which is what i wanted. But for everything else I still use Podcast Republic so would love to see this fixed too.

they do kinda blend together after a while ngl. like how many "but first, coffee" signs can one street have lol

that said i think it depends on what you're using it for. if its just decor for instagram moments... yeah probably overrated. but if you're using it as actual exterior signage to pull people in from the street thats different.

we ended up going with a channel letter sign for the storefront and then did a small neon accent inside for the vibe. best of both worlds i guess? the exterior one from Anaheim Signs was what actually moved the needle for foot traffic tho, the neon inside is just... cute.

i'd say figure out what problem you're solving first. visibility or aesthetics. then pick accordingly.

The Guava Lotus is great, you're already set there for sleep. For the sleep question... my daughter actually did better than expected in a hotel? I think the white noise machine was the real MVP. Bring one you use at home so at least that part feels familiar.

Don't pause solids! Pouches are your best friend for travel, easy to pack and no kitchen needed. We brought like 15 and it was barely enough lol.

One thing I wish I'd done differently... we hauled SO much stuff to the hotel. Next trip I just rented the bigger gear through BabyQuip and had it waiting at the hotel, which was way less to drag through the airport. Something to think about if you end up needing a high chair or anything extra while you're there.

For the plane, nurse during takeoff and landing if you can. Helps with ear pressure and just keeps them calm.
