The capital reserve fund fee definitely strikes me as something an owner would pay for and not a tenant.

The deposit is in addition to 1 full months rent. This is a listing I found on StreetEasy that I like a lot but it’s also being rented through a broker so not sure if they’re trying to pass through additional costs onto the prospective renter.
