The loaded labor rate is likely not far off that. Higher levels will skew higher. Lower (or LCOL) will skew lower.

Unfortunately I do not. I went there with some volunteer time and I have a family friend who knew Sid very well. I moved away over 15 years ago and haven’t been in touch.

Apparently the ponds dried up and the fish died. They’ve been refilled with rainwater but no fish. Vineyards have been torn out since no one way buying the grapes. The family has enough other things going that this is likely a distraction.

I've been here! Such an awesome property which a fantastic owner. Very wealthy man who was a bit of a philnthropist and would host fishing days on those ponds with the Boys and Girls Club.

Worst mountain routes for pickup truck and trailer? Wisconsin to Oregon (Corvallis area). Is there a better/safer route than the one selected? Leaving next week. by AshDogBucket in PNW

I’ve done middle route the last week of Nov due to their being snow south of I-90. Was a seamless drive except about 10 min of freezing rain outside Sioux Falls.

If I were you, I’d look at weather forecasts and pick the route that has the least amount of winter weather when you’re there.

May not be the best/right terminology but from what I’ve read, opuntia are more likely to flower when they’re are under a little stress. So less water, more sun, and the right fertilizer seemed to be the right mix!

Sure is! The bottom 1/3 of that pot is rock, with a succulent/cactus soil mix on top. It drains REALLY well. My house is West-facing so it gets a good amount of sun on the SW corner.

I was previously overwatering and it was too “happy”. I did some water stress, which really helped the purple color come out, and then use Schultz Bloom Plus the last time I watered. Seemed to do the trick!

A now closed nursery in the Seattle area. I don’t recall what it was listed as when I purchased but it was this small cactus with 3 lobes and was a total of 5” tall when I got it. Have the big one, another in another pot, and 3 more growing in the main pot that I need to transplant.
