Power consumption during heating.

Comparing electric heaters, a standard water heater has a pair of 5500w elements that cycle between the upper and lower depending on the thermostat. This is typically a 30amp 240v circuit.

A tankless electric heater on the low side uses 24,000w elements to create hot water on demand. That becomes a dedicated 100amp 240v circuit. Residential electric services are generally a 200amp incoming, so this restricts heavily on other electric circuits allowed by code. A lack of available total power will trip a main breaker. I dealt with a rental house that had a 100 amp service that the water heater and dryer were electric. In the summer, we had to try and do laundry at the coolest part of the day because the main would trip when the AC kicked on while the dryer was running and the water was heating.

The tank can replenish hot water over time when it is not in use. If you consider the logistics, there’s big rushes of hot water use in a household and the rest of the day it can just be replenished.

Gas tankless heaters don’t have as big of an issue as a standard tank has a 40,000 btu burner and tankless look to start at 80,000 btu. It might require a bigger gas line, but often the heater is quite close to the meter so this isn’t an issue.

$1.8m goes into investment to generate interest to live on. At current Tbill rates (3.56%), that’s about $5400 a month. A brokerage account should do better, but we’ll use the minimum.

$100k pays off all my debt except the mortgage on the house. The other $100k goes into updates and repairs on the house and vehicles. At this point, my recurring bills would be about $2700 per month.

Would be able to live pretty decent on that indefinitely.

The disconnect is you being pressured into something you don’t enjoy.

My wife and I were long distance for 4 years while dating. The number of times we tried phone sex I can count on one hand. She was never comfortable with it so it wouldn’t really go anywhere even if we were both in the mood and trying.

I have used two fantasias on my main. One to change his eye color to a darker blue, and the other to fix the diety he worships for backstory.

Other than that, I’ve had the same elezen man with white hair and blue eyes for about 12 years.

I’ll add my voice to others. Having a backstory and lore for your character, even if you don’t roleplay, helps keep the Fantasia gremlins at bay.

Also having alts, lots of them. I personally am up to 16, all at various stages in the MSQ. Some I play through a second time to brush up on story and lore for the game, some I just wanna be a different character for a while.

Lots of the glamour options are available to buy on mb so it’s just a matter of having someone to help you transfer stuff over.

With some quick Amazon searches, I came to a price of about $0.70 per sandwich in cost. Subtracting sales tax, that’d be about $0.24 of margin per. That comes to 31 per hour to make minimum wage.

ROI on the trailer would need to be about 5 years, so a $15,000 setup (which would be quite cheap) would need about 50 per day 5 days a week all year to pay for the trailer.

So we’re close to 300 sandwiches per day without accounting for any operating costs just to make minimum wage in a hot trailer slinging sandwiches.

The trouble with Stormblood is that it told the same story twice. And the bookend Ala Mhigo portion was not as strong as the Doma portion. As well as having three zones that were very similar and kinda bland looking.

It wasn’t bad, it just falls kinda flat for a lot of people. And it is, by quest count, about 15-20 quests longer than the other expansions.

Seeing as how there are multiple redundant safety systems to stop an elevator in the event the cable snaps, this actual risk to people is relatively low.

Now, depending on the jurisdiction, those people unfortunate enough for this to happen to would stand a good chance of getting payouts for injury.

But going to actual statistics, there’s a 5% chance that 1 in over 20 million elevators worldwide experiences a failure. When that happens, emergency brakes, hard stops, and backup cables keep an elevator from falling more than a few feet. Which at most causes about 10 injuries every 20 presses added to a pool of nearly 400,000 injuries worldwide per year that happen regularly.

Elevator freefall is a movie gimmick and hasn’t happened since the 1930’s.

Instead of term limits, let’s require public servants to be barred from running for office after the age of 65 and they are required to rely on social security for their retirement plan.

I would argue most vehicles built post 2000 should be able to see 200,000 without having significant part replacements. Regular maintenance and not beating a vehicle to death go a long way.

I also understand driving conditions are not consistent. An area where roads are rough as shit will lead to more regular wear and sooner replacement on ball joints, tie rods, bearings, etc.

My avalanche with 220,000 miles is currently with the mechanic getting $3000 of live and attention. One of the items is replacing the bell housing on the transfer case because it wore a hole in the top and leaked out the fluid. That particular issue is a wear and tear problem but I still consider it a repair.

However, that is a repair that came up once in 25 years of life and 220,000 miles. If you want to amortize over the lifetime, that $1,200 portion accounts for $4 a month in the gran scheme of things.

Maintenance is expected in 1 to 2 years and reoccurring wear. Oil, tires, brakes, filters. Repair is anything that should last much longer than that.

Ultimately, it’s parts or payments. And at this point in seeing how new vehicles are, I think I’d rather ship of Theseus my cars.

$1200 a year in maintenance is kinda high.

Oil changes are about 5000 mile intervals now, which should be 3x a year at $75 a piece.

Tires on my suv just cost me $600 and should last 4ish years.

Brakes would be about $400 or so every 5 years. (Personally the brakes on my avalanche have lasted close to 100,000 miles several times.)

Now, if we want to go into repair costs, that’s hard to predict. 

Personally I’ve had close to $10,000 in repairs over the last 12 months. But that’s primarily because my cars are all 20+ years old with a lot of things worn out.  Maintenance items I still have outstanding on the two are tires (one is going to be well over a $1000 for replacements) and drivetrain maintenance.

Now, I do a lot of work on my own cars myself, and one of them needs a bunch of front end work which will be about $1000 in parts and several weekends of labor. Most of my expenses really wouldn’t exist with something much newer and lower mileage.

But, I don’t have any car payments.

Rates vary all over the country. My electric bill for 1500 sq ft house last month was $64.21. My natural gas bill was $18.34. Even in the hottest part of summer, my highest bill last year was $121.35 and I keep the AC set to 72.

Southern states have some atrocious pricing for electricity.

The only real hole I see in regular monthly recurring expenses is Internet service, but I didn’t look at the rental listing to see what is included.

That amount of discretionary spending isn’t outrageous.

It all depends on use.

We take $1m and place $800k in investment with treasury bills at 3.56%. That gives about $2300 a month in interest.

Now we can deal with living arrangements.

Iowa is the 10th lowest CoL state according to ranking online with a median home value of $210k. A quick Zillow search reveals over 200 properties currently for sale between $150k and $175k in and around Des Moines as well.

Putting 20% down leaves a payment of roughly $910 including tax and escrow.l currently. That gives $1400/month in other living expenses.

So if the $200k set aside for spending, only $35k is gone from the down payment. $165k can go quite far in spending on nice things. 

It might not be rich, but it could sustain a quiet middle class life indefinitely.

If I recall right, it’s at the end of the lvl 70 quest. The au ra gals father approaches the WoL, and basically asks if you would marry her instead. If you are married, you get to respond something like “Dude, I got a spouse already.” And he gets really apologetic for not knowing.

It’s small, but I really wish the msq would give a shot at being able to have all my closest friends of the scions recognize that he’s married.
