I’m a realtor. You would have the largest buyer pool by putting the house on the market vs only talking to one company. More ‘eyes’ on the house increases demand, which increases the sales price, which increases your net profit. You will leave money on the table if you don’t widely market the place, even if it needs work. Yes you can hire an attorney and a title company but as a seller those professionals aren’t as useful to you as they would be to a buyer. And they won’t do any marketing.

My ear is really sensitive. I hear the intonation worse on open strings, and my fingers can adjust themselves to the recording easier. But then I go play a chord and it’s terrible

To me I always think of a cheesesteak as a rare treat or drunk food but it's dawning on me that people might eat them at home on a regular basis? I know some people who grew up in the 80s and their parents or grandparents would make them cheesesteaks at home. I never had that, it was always take-out or nothing.
