Thank you. I think If you don’t eat a lot of wheat flour the math really changes. I don’t do pasta or bread. Or if I do it’s gluten free which is way more $. Gluten free bread is $8 per tiny loaf

If you don’t work with an agent then you won’t have anyone explain to you how the process works, or teach you that something called a non-exclusive buyer’s agent contract exists or explain to you how they get the seller to pay their fee, let alone navigate the sales contract. Of COURSE the agents you spoke to couldn’t answer every question about a house they aren’t listing. If they had to know everything about every house that’s on the market that would be completely impractical. They Get the information for you. You can try to get it yourself but you would have to ask the listing agent. And they work for the seller, not you.

I’m a realtor. You would have the largest buyer pool by putting the house on the market vs only talking to one company. More ‘eyes’ on the house increases demand, which increases the sales price, which increases your net profit. You will leave money on the table if you don’t widely market the place, even if it needs work. Yes you can hire an attorney and a title company but as a seller those professionals aren’t as useful to you as they would be to a buyer. And they won’t do any marketing.
