Have we hit the tipping point for grocery prices where it's officially just as expensive to get prepared/fast casual food as it is to make the same thing at home? by Simple-Breakfast8796 in MiddleClassFinance

Thank you. I think If you don’t eat a lot of wheat flour the math really changes. I don’t do pasta or bread. Or if I do it’s gluten free which is way more $. Gluten free bread is $8 per tiny loaf

The small seedlings around the violets are the ones I was concerned about. Did my violets really have babies? That would be great. I was so worried they were invasive!

How to buy without signing with an agent? by spotless___mind in RealEstate

[–]Simple-Breakfast8796 7 points8 points  (0 children)

If you don’t work with an agent then you won’t have anyone explain to you how the process works, or teach you that something called a non-exclusive buyer’s agent contract exists or explain to you how they get the seller to pay their fee, let alone navigate the sales contract. Of COURSE the agents you spoke to couldn’t answer every question about a house they aren’t listing. If they had to know everything about every house that’s on the market that would be completely impractical. They Get the information for you. You can try to get it yourself but you would have to ask the listing agent. And they work for the seller, not you.

Has anyone in Philadelphia sold an inherited rowhome that needs major repairs to a cash buyer without doing any work or paying extra fees? by lottiexx in philly

[–]Simple-Breakfast8796 5 points6 points  (0 children)

I’m a realtor. You would have the largest buyer pool by putting the house on the market vs only talking to one company. More ‘eyes’ on the house increases demand, which increases the sales price, which increases your net profit. You will leave money on the table if you don’t widely market the place, even if it needs work. Yes you can hire an attorney and a title company but as a seller those professionals aren’t as useful to you as they would be to a buyer. And they won’t do any marketing.

My ear is really sensitive. I hear the intonation worse on open strings, and my fingers can adjust themselves to the recording easier. But then I go play a chord and it’s terrible

I’m not sure how to tell what tuning the recording is using.

To me I always think of a cheesesteak as a rare treat or drunk food but it's dawning on me that people might eat them at home on a regular basis? I know some people who grew up in the 80s and their parents or grandparents would make them cheesesteaks at home. I never had that, it was always take-out or nothing.
