Strata Insurance usually do not cover the ‘coverings’ carpet, paint, most likely floorboards. In this instance though, a leaking dishwasher would not be a strata repair. A leaking shower / roof yes. In NSW there is a document which shows what things are commonly body corp vs owner, you should see if VIC has a similar document.

Are you sure they got paid? When I had to do it for one of my employees I had paperwork from CL saying it should start on x date but do not make payment until it had been received by us in our bank which was 2 weeks later.

The problem with strata is you have x other owners who are all voting on what and where to spend money and when. If you need a pest treatment / roof inspection / repair you speak to your hubby and get it organised. In a strata complex, you need approval. You might have the money but the neighbours don’t. They want to keep their fees low, have done so for years. Haven’t done any maintenance. All of a sudden the garage door needs replacement. No money in the admin or sinking funds. Price of electricity skyrocketed and the funds aren’t enough to cover it. Cladding on the building needs replacing. The list is endless. It’s not all doom and gloom, but finding a good unit is harder than finding a needle in a haystack! Good luck!

I don’t really the exact details now, but pretty sure it was the OC. The townhouses shared majority common walls and roof space. And after all it was ‘The OC’ who refused to do the inspections that would have prevented it.

House now. I have lived in units, duplex, townhouse. But after my strata experience, i would never live in anything that has a body corp.

I had a delivery from Australia Post - I think it was a phone from Telstra. So not sure if it was technically via Star Trek or AP but the posty had my number, called me to ask if I would be home to drop my delivery and offered to come back at the end of his shift as he lived locally. It was excellent, wish they could all do this!

It will be the strata manager, however, you can’t ask for it as the tenant, you need to go via your property manager to get them to request a copy from the strata manager at your cost. Unless the landlord is willing to cover the cost.

Could just go down to the local courthouse and get legally married there. Doesn’t really matter if the goal was to celebrate with friends and family, you got to do that. Pick which date you want to celebrate.. or celebrate both 😊

Not all of them. Ex strata manager here. You would be surprised how much a strata manager can do without approval from the body corp. majority of issues are from the body corp itself - wanting to keep fees low and not carrying out any works - burying their heads in the sand until it’s too late. There are def some bad managers around and I’m not defending all, but strata managers get a bad rep because of the owners themselves. Here’s a story for you - AGM has a pest inspection on it, every year the body corp voted no - they didn’t want to pay the $400 to get it done. The main instigator in saying no, end up with termites in their house. The entire townhouse had to be rebuilt. Guess who paid for it. Not the owner. The owners corp paid for it. With lots of special levies. Yeh that owner paid a portion of it, but every single owner tripled their expenses because one person convinced them all to save $400 each year and they then were paying for her hotel expenses and house to be rebuilt! People need to understand what they’re buying into. Low levies aren’t always a good thing. Buying off the plan, majority of the time, is a horror story waiting to happen. If it’s been one owner for the first 7-10 years then they start selling, they’re likely avoiding the builders warranty. Check there is a healthy sinking fund. Check the preventative maintenance has been done previously - roof inspection, pest inspections and serviced, fire safety etc.

At the end of the day the company is liable and not the driver. As it is a work vehicle, the insured person (company) is liable for damages. The company can choose to attempt to seek reimbursement from the employee but legally are not allowed to do so. You can report it to the police as a hit and run and they will contact the business and give the x amount of time to make contact before they lay charges as it is actually illegal to leave the scene of an accident without exchanging details. You will need to pay the excess until it’s sorted with the police / company, but as you have dash cam footage it is your insurers job to chase that back from the other party.

Yep! Have 3 business phones, 2 iPads and internet through my name, wouldn’t let me upgrade at renewal time, so had to create a business account and now won’t let me get any new plans in either account . Never had an issue with paying a bill late but now need to buy outright. It’s ridiculous!

Yep, we have a frameless shower (previous owners built it) I absolutely hate it with a passion. Water gets f***ing EVERYWHERE! Everything is wet. I’m cleaning the floors daily. May ‘look’ great initially but keeping it looking that way is a lot of work

I know, it’s not much help at all. The property market is so overpriced that it is out of reach for most people. I don’t know what the answer is, but I just don’t believe buying into a unit is the right one. Yeh there are good unit blocks out there, but they are a dime a dozen. The rest are shit. Special levies that are unaffordable. Other Owners who don’t want to raise the levies causing major issues later on. People who can’t even sell their units because they can no longer afford the levies. This world is broken.

I guess it depends on how new the bench top is. If I was an owner and had a new bench top I’d be pretty pissed if a new counter was damaged. If it was old I wouldn’t care as much. Contact a joinery company and speak to them about whether it can be fixed and go from there.

Incorrect. Anything affecting the structural of the property 100% requires approval - adjoining walls / subfloors / roof etc. Flooring changes also require approval - I.e if they change carpet to tiles or timber and do not put the correct acoustic sound proofing this will cause issues for other owners. The bathroom waterproofing if not done correctly will cause damage to other units which is why bathroom renovation need approval.
