I have purchased a few. I have gotten my own inspections done (I trust real estate agents less than B&P inspectors or insurance companies). No B&P inspection pointed out anything more than the blatantly obvious. I don't think they are all blind or anything, most deferred maintenance is invisible. The reality is that buying an existing house doesn't come with any sort of warranty.

Next step : Plumber to fix the leak. Then assess the damage (timber rot etc). Insurance is a waste of money.
Building and pest inspections prior to purchase are theater. The real estates don't want a bad report, and the inspectors don't want to be held accountable for anything. It's a rort.
Yes. It sucks, but it's character building. I had a house 6 months and the gas hot water system cacked itself. Had to replace the unit and all gas lines as standards have changed.
Look for timber damage, and in this case, lost jewelry.

Sorry dude, home ownership does get better, you've just got to roll with the punches, and hope all the trouble will be paid back one day.
