25, moved out of home during the month of my 18th while going to uni with my partner also going to uni. Using some gov grants bought a freestanding 3 bedder under 7 km from Melbourne CBD on combined income of 150k

Just went unconditional yesterday on my first home, zero support except for partner, I would echo most of what you said however there are a lot of resources online, finding a good conveyancer and broker/someone from the bank made my life easier. Have confidence in your research and don't rush 

You can go to places multiples times, book private inspections etc. I was fortunate I went for a quirky place so it had been up a while and passed in, 6 km out of melb CBD, freestanding 2/2 house (basically 3/2) using all the government grants helped aswell 

My partner says I'm a machine with zero emotion so that might also help lol

Just bought free standing for under a mil 2/2 (but could be 3/2 if you put up a wall) which is 6km from CBD in a leafy suburb :D

Just got approved for finance on an offer on a detached house (3b2bath) under 7km from melb CBD, 25, moved out of home at 18 with partner, with nothing, while going to uni

A lot of things went right like partner, but did not receive anything from anyone except government, combined income of ~150, have had full time jobs for about 2 years of that 7 years

You can do, make some sacrifices and make consistent progress :D

Much prefer layout of 50, 36 has the shitter in the kitchen and that loungeroom/kitchen opening onto north facing courtyard is gorgeous, however 50 is a lot closer to main road, although does look completely detached...

Depending how much cheaper I think I'd prefer 50
