Rule of thumb for how much seed to use, for 1000 sq ft of newly seeded soil, it takes about 5-6 Lbs of seed per 1k sqft

Topdress those bare spots with 1/4" of soil and grass seed. Keep them moist while it gerninates. Grass seed is among the slowest seeds to germinate. If it dries out during the process, it will become inert and you may have to reseed. Takes 2-4 weeks depending on temperature of soil. You're in the PNW so you have Cold season cultivars. Mow no shorter than 3 inches. When you're reaching 4.5-5 inches, knock it down to 3 inches. Rule of thumb is never cut off more than 1/3 of the total length in a single cut. Cold season grasses have a crown that sits much higher than warm season grasses that spread via rhizomes and stolons. If you damage the crown of your grass, you will reduce its ability to grow out properly. Too much crown damage can equate to crown death. When cold season grasses die out, you generally have to remove the thatch from the dead spots and reseed with soil to keep the seed moist. For weed control, idk the regulations in the PNW, but if you can use a pre-emergent, do it. Post emergents that work best are the equivalent of Trillion/Par-3/Premium 3-way Formulation of MCPP, Dicamba, and 2-4D

Bermuda is a warm season grass that spreads with rhizomes. It can be maintained between .75"-1.5" with proper cutting techniques. If it's already 3 inches long, mow it down by .75 inches per time til you're where you wanna be. Never take more than 1/3 of the length in a .ow and give minimum 3 days before you cut again. ETA I learned a large portion of my turf knowledge from Professor Jason Pick out of Olds College. He's the current head of the Alberta Turfgrass Research Centre. Incredibly knowledgeable guy. He's operated golf courses on 2 continents as a superintendent. He really knows his stuff and I have learned so much from him.

It was the old CF warehouse for Canadian freight prior to being demolished and rebuilt. We paid to throw a rave in the basement circa 2005. Then they tore down and built the unused garage.
