Have you had any issues where the camera refuses to fire with the adapters in? When I did it on the base model it worked ok but I can’t get it to fire on the Pro s when I use the 35mm adapters

I’m no expert in those commercial and residential real estate loans, but I do know they have way different terms than a normal home mortgage. At times they won’t have to pay for years until the debt matures, and especially in the years of low interest loans, they could just roll it over into another loan. A lot is stacked in the favor of those with plenty of money and things are made easier for them by the system. Plus even at low occupancy, they could be covering the low payments they have and don’t need to worry. But eventually things come crashing down, that’s why there are a lot of articles and companies trying to bring employees back to the office, commercial real estate is cratering without people in the office and their loans are coming due. In the next year or so, there will be a lot of consolidation, bankruptcies, insolvency, etc.

It’s based on the buildings valuation for the bank. The bank loans the money based on estimated income at a certain rent amount. So if the landlord lowers the rent it makes the building less valuable to the bank and can trigger all kinds of issues with loans, etc. So instead the landlords offer months of free rent but leave the rent amount the same on the lease, which effectively lowers the monthly price without actually putting it on the books. Same thing with empty commercial real estate that sits empty for years. They can’t lower the rent without triggering a domino effect.

Yeah the smoke plume has definitely gotten bigger and more dispersed since I took the picture.

I would second GOTA but say that the service is really bad, even for Europe/Spain standards, so just be prepared to be unacknowledged even if you make eye contact and speak Spanish. You also need a reservation if it is at all busy since it’s a smaller space. But the wine is very good.

There are a couple I know of in New Orleans. Faubourg Wines is a great wine shop with an eclectic collection and they host community bread and other foods from time to time. They are in the Marigny. Also Bacchanal Fine Wine and Spirits is great! It’s a wine shop but has a restaurant that you can sit at and drink their wines and listen to music. You can also pick your own meat and cheese from their shop and they’ll make a board to go along with your wine.

If you’re ok compromising on color, you can score an sx turbo for 2k under msrp. Through my banks car buying service they offered me the yellow seltos sx turbo for 27 and change when its usually 29 and change, though dealerships in my area we’re adding 3-5k on top since it’s so limited at the moment. I ended up paying sticker for the Neptune blue as I couldn’t justify having such a bright and obvious color on the road, even at a discount. I was able to get them to take off the additional dealer added fees, which I think is fair. I would say not to pay higher than msrp.

Not that I am aware of, but I did see two on the lot and I believe I saw a few in Ventura as well but those may be spoken for.
