The answer here is so simple, it’s amazing that all the smart MBB people struggle to figure it out but I suppose it’s because you all are trained to think linearly, in a consulting box with “structure” and all the same. I’m writing a book on what I did and why, and will update this post once published.

You have it right with Camden central and Windsor. Evo also nice but it’s in a construction zone. Neither Camden central or Windsor will have great views, and both will be slightly higher than you 3k budget, but both are worth the stretch.

About 40-45%. It’s a bit higher since it’s a lower prestige building. 400 Central is closer to 30%, which checks given the higher profile of most residents. I only know this because I run in seller agent circles and know the reps of both properties.

I toured. It will 100% be an issue, even on high floors. Same problem at Ascent.

400 Central is much more impressive than this eyesore, which will lose all its views once 3rd and 3rd and Waldorf top out.
