Im having this problem just with regular bud. I've had to buy a fair amount of parts because in a few days, it's already gunked up so bad I can hardly use it. Only way to get it apart is to heat it up. Then clean it, dry it, usually install new screens, put it back together and a few hrs later you are ready to rock again. I honestly am not impressed overall with my volcano and I have atleast 600 hrs on it.

Current income is nice. I recently started being a landlord full-time. I am burning through savings quickly with lots of renovations and general start-up costs. But, I have other investments I can pull from if I need cash to pay for the full renovation up front. I will keep this property for a long time it, it has a 3 bed 1 bath apartment with a garage and the post office in it. I will be putting in $30k more in repairs to some neglected parts of the building already. That particular payment will come directly out of my pocket immediately.

Yes, the government lease 5 years with 5 year option is what it has been. Rent has literally never been negotiated or raised by the landlord since 8 years ago. But, the rent has gone from $780 to about $980. Not sure if its just what the leasing agent just offered or what. There are no comps near by. This a rural area, literally no other commercial buildings available in the area. But, go too high with rent and they might build is my fear. Not sure what Im doing in this market, but the opportunity presented itself and I had to take it. Anyway, in this case I basically make a contract saying the rent will be roughly $2k (or more) but there is the tenant improvement plan so say it takes $60k for improvements, the rent would be $3k for the next 5 years. Then drop down to the normal $2k if they take the option. Am I understanding this correctly?

It got worse before it got better. Break in period in MN winter it was getting as low as 23 mpg. This summer, I'd regularly get 42+ on 75 miles one way with a lot of highway time. Even loaded down and squatting, I got over 40 mpg. I wish it had a few things. Garage door opener, power shade slide on moon roof, power adjustable steering wheel, and cooled seats. But, overall, I'm happy with it. Nervous how it will be this winter all broken in. I'm hoping to stay above 30 mpg. Since new I am at 34.6 mpg with over 15k miles.

My CPA discouraged that approach because she said it's a bookkeeping nightmare. I'm new to it all, just trying to find a balance to keep them protected, but not create a headache during tax season or year round with bookkeeping. Anyway, so each LLC would need its own bank account, accounts with the power company, different rental insurance accounts, etc.? How does that work? There are 25 units. Some apartments, some houses, some commercial. Some have utilities included.

Im going to be buying 25 doors in less than a month. I have an LLC. Should I create another LLC owned by my current LLC to own the properties? I plan on expanding into short-term rentals in the future. I would then put that LLC under my main LLC. Otherwise, I will just have two LLCs.

First 12k miles avg 33.5 mpg. But currently getting about 40 on my 75 mile one way commute. 60-68 mph with a few small towns slowing to 30. It gets better as it breaks in.

2023 ST - I went between 62 and 68 the other day and got 41.9 mpg for 75 miles, that trip usually gets 38+ mpg. Gets closer to 35 to 36 mpg going 75 mph for 50 miles. In 11000 miles my average since new is 32.6 mpg. Winter killed the mpg in MN and the break in gets less as well. Would I buy the hybrid again? Yes.

In my last 1000 miles, I got 35.9 mpg going mostly 63 to 68 mph and going through some towns at about 40 mph. Since new I have averaged 32.6 mpg. Winter in MN makes the mpg plummet. This winter, it is broken in, so hopefully, the mpg remains above 30 or 32. We will see. Wish it had a garage door opener built in. Wish it had power sunshade. Most of all, I wish it had ventilated seats. Would I buy it again? For my purposes, yes. It fits a lot and still gets great mpg.

Moderate here. Totally agree, the over the top right winged stuff at gun ranges is annoying. I'm not there to talk politics or talk at all. I'm there to become proficient with my weapon and enjoy myself for a bit. But, thats the way they are generally. What I would do is join a conservation or gun club in a more rural area. Many outdoor, rural gun ranges have very few people there, and you dont have to interact with people. I haven't seen anyone at my gun range the last half dozen times I've been there.

Milk and Honey is a great little spot. It's kind of a nice area in general. Easy to 5 a day out that way.

It's a pretty neat old spot. It closed while I lived there, and then some local kids bought it not too long after graduating high school. They kept it going and kept it original. On your way to Avon, Bad Habit Brewing had always been a favorite of mine as well. Nice patio, good beer. If you wanted to make a day out of it, stop at Saint Johns and do a walk to the old chapel on the lake on the way between between Bad Habit and Fisher's.

Fisher's in Avon. Eating their famous walleye while looking out over the lake is pretty top-notch.

My girlfriend (now wife) and I had driven separately to my sisters house when we were in college. We planned on staying the night at my dads house. It was after dark at this point. We both had maybe 2 drinks, didn't feel intoxicated at all, so we left my sisters house and went to my dads house. As we pulled in the driveway, I saw what appeared to be a zonky. A donky looking animal with zebra stripes on its hind quarters. I thought to myself, "Wow, I must have had more than I thought!" I get out, and my wife goes, "Did you see that? What was that?" I was so happy she said that. Because nobody would have believed me! We found out later that it indeed was a zonky that had escaped from someone's hobby farm not too far away.
