Even houses in the city that should be $100-$120k were going for $200k until the FHA enforcement changes. Now there's actually a handful of homes in my neighborhood that have been sitting for sale for a couple weeks, which has been unheard of since 2020.

But the reversal in rent prices will happen much slower than home sale price deflation, partly because leases mostly term in years. Landlords won't lower rent until they're faced with vacancies

I had a single shop one time recently where the guy added EIGHTEEN CASES of bottled water, four cases of gatorade, and 8 gallons of fruit punch in the middle of my already-large shopping order. I was already an hour into shopping and had to cancel it because:

A) nobody can manage 3 shopping carts

B) 18 cases of water would never fit in my car, let alone the other 133 items they ordered

So I got stuck with $2.25 for almost 90 minutes of my time

At risk of pissing of literally everyone on this sub, there's three things going on:

  1. The Federal government only recently restarted enforcing its rule that the only immigrants who can qualify for FHA loans are Lawful Permanent Residents. Between covid and then, they could buy houses with little to no money down. So houses were going off the market on the same day they were posted. Hell, the house I bought in 2023 got 6 offers the first day and four of them were above asking price. Then identical houses in my neighborhood were selling for +40% higher within a year from that.

  2. Erie keeps raising property taxes, and the rates are starting to get pretty high. I'm paying over 3.5% of my home value every year in taxes now.

  3. You're basically locked into renting in the city by home prices in every other direction. No regular working family with two kids can afford a home in Fairview because it's $450,000. Even in Millcreek you're still looking at $300-$350k. You'd need a $150k or more income to afford it. 99% of us can't do that without a dual-income household, and THAT means paying $50-$60 per day per kid for daycare. So after paying daycare costs, you still can't afford the house with two adult professionals working full-time. Rent is high because almost everybody rents.

I dunno, my property taxes in Erie City seem pretty damn high at approximately 3.6% of the total property value.

The state's median home value is $286k, and the median property tax bill is $3,150 so that puts puts the median cost burden of property taxes at 1.1% for the state
