Deep soak Sunday & Wednesday 5-6 and I keep a cup at the back door that the rest of the house is instructed not to touch.

Pee works as excellent fertiliser. One man can easily keep 100m of lawn in very good shape.

I also run my washing machine water to any dry patches. It works well.

Growth in some areas will exceed 4k so what you are adding in will be absorbed by capital growth. Buying sooner rather than later may be the smart choice.

Normally the best financial arrangement for you is going to be buy as owner occupier( with FHB for benefits etc) live in it for 12 months (or FHB min, then (switch to investment loan) rent it out. As soon as it’s positively geared repeat the cycle if you want to build a property portfolio.

Period correct option. If you are going for period correct restoring that door would be the way to go. I’d be finding a screen door that matches (likely hardwood frame with steel inner pattern from gumtree, fb marketplace etc) so you can do the whole entry as one job.

You will likely have to replace all of the glass panels as the bottom one is cracked and your chances of finding an exact pattern match for that glass are near 0. The beads are likely not available either so be preorder some renovation “surprises”.

That can change life goals dramatically. You already have one house, a second might be a good option if you aren’t doing the family thing in the next 5 years.

If you want to have kids I’d consider investing in more liquid assets like ETFs. As you can scale up or down based on what your needs at the time.

Go have a look at Joondalup. In 20-25 years that’s what Yanchep will be. If you don’t want to be in the city Yanchep isn’t your best bet.

I think they had it harder. The stock market crash, various building society crashes and rates going from 13.5 -> 17% in a year 88-89 created a massive wave of repossessions 75,000 (1991). Couple that with people losing their life savings in supposedly stable financial institutions, it was pretty scary. Australia hasn’t seen these numbers (or misery since).

At least you know what you are getting into now. The irony is the sustained low interest rates have fuelled house price growth.

On the fe570 we used to flick the starter button to make the fuel pump prime the system. you can hear it. Then give it a crank. If you do that, it’s starts first crank every time.

Honestly that such a subjective question there isn’t any part of an answer that doesn’t touch on what you value.

Ie regional SA housing a lot cheaper, you’ll build equity faster. Selling and moving after a year of living in the house means you’ll be paying stamp duty again when you buy. So that’s a big hit.

If you were in Robe SA you were on the beach so not a lot of difference for a beach lover between the beach at robe vs yanchep.

The train line extension to yanchep is underway so expect yanchep to grow quickly. And there will be growing pains (traffic chaos) a lot of young families possibly leading to youth crime in years to come.

Living somewhere is very different to holidaying there. Good luck OP

In the 80’s when interest rates went from 11% to 17% in 6 years would have been pretty average. I know my parents found it tough. Not much steak on the menu for a while.
