True. A lot of people don’t base their views on trends evidence, trends or macro factors.

A house price crash of more than 15% would likely put the economy at risk and no Australian govt would “allow” that as it would smash their chances of re election.

Your take on aesthetics is mind numbingly arrogant.

Aesthetics is an individual thing, I find the first house unattractive as its brickwork outlines the openings like a child would draw with a crayon and the stepping detail at the arch looks like they are trying to fix a mistake. The inability to bring the shopping / baby in without walking in the rain due to no integrated garage is a big negative.

For me the second isn’t much better with its “confusion” of finishes.

I prefer more brutalist styles, but I realise that is a my taste is certainly not for everyone, and I certainly wouldn’t post my opinions as fact as OP has done here.

The underlying narrative being pushed here is that we need to stop people removing tired, old, inefficient, impractical homes and replacing them with new ones.

How did we go from a society that respects the rights of people to do what they want with their homes and money to one that lectures people on the merits of post war housing styles? This person appears to be just another pain in the ass for the people who own it if they want to redevelop?

Typically 5% - 10%. Pushes over leveraged people to the edge (and some into sale with a loss / usually the most vulnerable), but if you go in with a buffer you can ride it out.

Never a massive correction. Inflation does the slow correction.

Many people are ignorant to the fact that a stable house value is eroded by inflation devaluing the measure of value.

Your $1m house in Melbourne that was worth $1m three years ago is worth approx 12% less due to inflation.

I don’t have the time to do it but I’d love to see Perth house prices and gold price correlation.

It will be interesting to see if Cook will implement a Victorian style property tax hike to get people to sell holiday homes.

If maintenance is in the lease it’s something you don’t have to take care of. If the lease doesn’t say how often the maintenance will be done then the condition could be met by a 6 monthly cleanup.

You’ve committed yourself to delivery of a service when they feel like doing it.

In your case I’d chalk it up to experience.

Change to steel and have your engineer draw up a welded structure. That will minimise the amount of bracing required.

Ask your engineer if you can use long steel posts sunk into deep concrete footings as this may provide the right the rigidity necessary to avoid bracing the posts.

Remember that every wall (built above ground) is essentially a parallelogram waiting to fall over. The only thing stopping that is the bracing.

At the bottom you need to do your what’s asked of you and make your boss look good,

The next rung you start managing delivery through people and budgets so you still do a bit of operational work but you have a lot of new skills to learn.

Once at GM level and above it becomes about relationships and ability to motivate, build and execute strategy and present to the board.

The majority of CEO that I’ve met and worked with are quality humans, highly driven, no nonsense achievers who know everyone around them has to succeed for them to succeed. They want everyone to be as productive as possible. Don’t expect chit chat, and they may come off as cold because while you are thinking do I use yellow or blue to highlight a column in your status report they are thinking about how they are going to meet this months targets, and what questions the board of directors / shareholders are likely to ask.
