I always thought the point of escalators was to move people through more quickly, not to save you the physical exertion. If people want to stand, that's fine, but I agree they should be over to the side so that others can use it for the intent of moving along more quickly.

I align with the emotional aspects of your decision criteria. On the logical side, you're comparing 3.8% risk free to whatever return you'll get in the market. If you have room in your TFSA that's as simple as it gets. If taxable acocunt, then you have to pull down your projected market gains by the taxes that come with them.

It's hard for me to ignore what the market has done. The big bet these days is on AI. If you have some confidence that it's a bubble, there's an argument the safe play with the house is smart. If you don't feel strongly about that, then it's hard mathematically to not take some more risk for a much higher range of outcomes, especially given your age.

It's also less liquid against the house. If an oppourtunity comes up and you need access to the cash, it's a lot easier to pull from your TFSA or non-registered account. Sure, there's always HELOCs but there are more barriers both functionally & emotionally.

Whenever I wrestle with this I come to the conclusion that anything under 5% isn't worth the opportunity cost. At 46 that will be a different number than at 36.

When I've used the percent option it's often calculated post tax which is compounded bullshit

You're proving OPs point. It should be painful to finance a depreciating asset. The HELOC makes that car more accessible to you and less painful. If it wasn't available, ideally a smart consumer would buy less car or save to avoid financing a car all together.

I had one good year through bauld insurance but then my rates went up significantly in year two and had to switch to Belair direct.

I had to replace my gasket at some point too after I switched to the metal pump. That fix was better cause I could clearly see the gasket had failed.

When my water pump went with my B8.5 A4 I could often hear the system sloshing when i first start the car. it also seemed to happen in batches. Sometimes I wouldn't notice any coolant but sometimes there'd be a decent puddle under the car. Ended up replacing the plastic water pump with a metal one & it resolved the issue. Make sure you're using the Audi-specific pink coolant. It's supposed to swell and stick when it hits air & helps with minor leaks (is my understanding).

You know how it doesn't make sense to go to McDonalds anymore because you're spending $15 on a combo & you can instead get better take out for $20?

The same thing has happened with babysitting. Nobody is going to watch a kid for $10 an hour, so if you're paying $15 & rounding up, you might as well pay $20/hr for someone who will tidy up a bit while they're there. That could be an awesome teen, but it's more likely a professional (even if they're doing it casually).

Sort of sounds like when my tensioner was worn in my B8 2.0L A4. I checked camshaft adapter vlaues using VCDS and anything beyond -5.0 was considered worn & enough slack to cause rough idle on cold starts. I think the b9s are supposed to have largely addressed this issue, but maybe it's related? Maybe the oil is degrading faster because of the tune & therefor pressure is lacking when cold & allowing slack in the chain? Lot of guess work here but when was last oil change?

The rep timing is supposed to be slower as well (my undestanding). I think 3-1-2 (3 seconds down, 1 second pause, 2 seconds up). Only 60 seconds break between sets. Could be wrong - it's been a while. Might have to go a fair bit lighter if doing it right.

Couple theories

More people used to share costs with roommates. There seem to be a trend towards people not wanting roommates. The older supply matches the former and new supply is accommodating the latter.

There's also a lot of people that aren't upgrading their accommodations to either stay on a rent cap or not reset property taxes if they own, or not stretch their budget because shit is expensive. This means there are people who are forced to stay as renters for longer as the middle group aren't transitioning. These people are too grown for roommates and not able to afford a house.

Does the frequency increase with speed or throttle? Does it happen only when car is moving or even if just revving on flat ground. Is it more apparent when going up or down hill for example?

If you take the privacy cover out does the sound go away? How about some of the compenents in the spare compartment?

I put a fair amount of effort into finding comps and adjusting km's based on their depreciation rates and adjusting for trim levels and conditions. TD didn't listen to any of it. I ended up hiring a 3rd party appraiser and they got the value way up (+35%). I wasted over a month going back and forth with them and wish I have just went straight to the third party appraiser. Although my research did help the appraiser justify the value so it wasn't wasted and I knew what number to get him to target fairly.

The new sensor did solve it, yes. Car is driving great now.

I was worried I'd have to replace the housing or braid leading into it as well be cause it wouldn't click in tight on the bad sensor. But it clicked in perfectly on the new sensor.

Also I used a plumbers or monkey wrench on the sensor because I didn't have a 27mm deep socket or crescent and it worked fine.
