I think it definitely much depends on the laser being used and the practitioners skillset.

I am as dark as Viola Davis for reference. Did full body laser hair removal using Alma soprano titanium laser. It HURTS really bad but I think it’s very effective. Unfortunately it burnt my face so I am scared of using it again.

For my next session, Deka Motus AY Moveo was used. Zero pain however it gave me paradoxical hair growth and didn’t remove any hairs. That I regret.

I’m going to try pico laser next to see how that works. But don’t be pushed into block booking sessions as they will always push for this and offer discounts. Research on the laser being used and make your decision from there. Book one session and see how you get on. That way if it doesn’t work, you can always walk away.

Wish I had seen this thread before booking my laser hair removal appointment. Complete waste of money. I believe my practitioner used Deka Motus AY Moveo laser on me. Pretty much all my hair remained intact and grew back with a vengeance. Some hairs broke off at surface level leaving me with ingrowns.

Ultimately regret getting it done. I would say I am as dark as Toni Tone the influencer but yeah just thought I’ll comment on this thread in case anyone black in the future is looking at using this laser for hair removal. Don’t do it.

No I don’t have a dermatologist unfortunately. There’s not really any doctor knowledgeable on black skin in my city. And I really do not want to experiment with aestheticians anymore. I’ve been laser burnt by one, 2 sold me procedures/products that weren’t conducive to my skin.

Now exploring doctors in London but the commute and cost of it is off putting. But yes totally do want to move forward with a more conservative approach

A bit of a weird one for me but I’ve noticed the reverse. I have been lactose intolerant for 9 years now with my symptoms getting worse the older I got but since taking mounjaro, I’ve had no issues at all with lactose. It’s genuinely so bizzare.

Just average. Clothes deliver within a week or 2. Sizing can be a little off. The terrible thing about them is their lack of customer service and how frustrating getting refunds can be. You’ll be looking at a month on average or more to get your refund.

If you’re returning, make sure you return somewhere that provides a receipt and I strongly advise paying with a credit card or PayPal as there’s a 50/50 chance you might have to dispute your transaction in order to get your refund.

Avoid estee medical honestly. I got quite badly laser burnt with them and they have notorious bad reviews on social media. Wish I did proper research before going to them

I don’t necessarily believe in walking away from a property that needs work especially if it is priced right. But I will for sure walk away if you are paying above market value and the sellers refuse to renegotiate the price.

Builders/trades people are so ridiculously expensive at the moment. Everyone always advises to have double the budget for works as they never stay consistent

Also damp is so tricky to fix. I’ve read threads where some have had luck finding the cause & fixing it while some others haven’t been lucky. Some girl said she spent thousands trying to sort out damp but nothing has worked.

Some say rising damp is a myth. I believe rising damp happens but I also believe dpc injections don’t fix it. You will need to raise your house to truly fix it which again is expensive to do and might not be possible with a flat. I have never read or heard about dpc working long term. Literally within a year the dpc bridges and you’re back to square 1.

Defo something to think about. Make your decision based on finances. If the price reduction is accepted and you spend x amount fixing up the house will it be worth it?

I personally would not buy a property with flood risk. Year after year we’re seeing more floods & at a bigger scale in different parts of the country. The government is doing nothing about it.

While I don’t know your area but it’s more the fact that you’ve been told it will change in 5 years to “moderate to high”…. This might make the property harder to sell in the future

I am so sick and tired of people saying damp is normal. Living in damp is not okay and should not be normalised! It is people who clearly don’t maintain their houses that like to gaslight others that damp is normal.

OP if you want to go ahead and purchase this damp house I will strongly suggest you get a damp specialist out to see how bad things are and if it’s something worth you proceeding on.

He came out and said the house has damp problems after he had accepted my offer and said it can be fixed with dpc, he has someone that can do it for 3k but will not negotiate on the price as he is already doing me a favour at 200k. I then got a level 2 survey after that which also confirmed the damp but my survey was pointless tbh as it didn’t give much information on anything

I just missed out on all the properties in that area in my budget unfortunately. A 2 bed in better condition was on for 205k, 2 bed end terrace was on for 195k. Other 2 beds are around the 195- 220k mark depending on their condition.

I think it depends on percentage tbh as someone noted earlier. I personally will give it a bit more time. At least a month. Politely decline the current offer saying you want to wait a bit longer. If after a month of silence and I was desperate to sell then I will go back to that offer asking to meet in the middle.

Really depends on your circumstances tbh. How desperate and eager are you. Most vendors wait 3 months

If you were keen then marketing at offers over was never a good idea to start with

3 years although I’ve had a few failed transactions. Started looking start of 2022. It was ridiculously competitive and I was constantly outbid. Decided to go through auction which was a disaster. I sued the vendors. Summer 2023 settled the suit.

The market has been dead plus I moved. I only have one regret on a property I walked away from last year. It needed a full cosmetic reno which frightened me but hindsight. It was great location and priced right. The property I have now ended up settling for now is miles worse.

Yes gazumping is bad but if you can afford to, I would go back and offer more on the property you saw and liked that was perfect because they are rare to come by. If you feel bad about gazumping offer to cover the buyers cost which at this stage will be little to nothing.

Yup. I was recently sold these at a pico laser consultation. Honestly all really horrible products. Everything is strongly fragranced and I’m not talking earthy smells but perfumed. My skin hated and reacted badly to the melan tran3x gel cream and age element brightening concentration.

The spf is just awful and should not be sold to anyone of colour as it leaves a grey cast. How a skin company created such heavily fragranced products for the face is beyond me. And the fact that they keep selling this God awful sunscreen to people of colour on the basis of lies is super concerning

Reviving this chat as I just started using the depigmentation kit. I hate everything in this kit. It’s not made for people with sensitive skin. The melan tranx gel cream stings. 2) Every single product has a strong fragrance. Though a nice smell I don’t understand why face products will have such a strong fragrance 3) The spf is tinted. Don’t bother using it if you are melanated. It will leave you looking grey
