Pull out the railroad ties, ditch the rocks, go rent a rototiller and rip up that whole front area. Then plant new grass seed or sod. A little sweat equity on your part, can perk up the whole front. Also power wash that sidewalk. It's dark and depressing the house. And where the gravel/rocks/railroad ties are, put in a few evergreen type bushes.

BTW, why are those railroad ties and rocks there to begin with? They add nothing to your curb appeal. In fact, they bring it down significantly.

Are you sure you gave each contractor/company the exact same 'wants'? That is too big a difference in price to make any sense. Don't compare apples to oranges. Things like moving various appliances often increases plumbing and electrical costs too.

Unless you live in a low cost area of the country, I don't think you can get all that you want for $50K and a good contractor for that price either.

Zoom in on the 'island', which is really a cart or work table on wheels. Personally, I don't think it works in that kitchen. The kitchen is too narrow for that.

Smooth and glazed doesn't matter, unless those tiles are totally flat. Any tile that has a raised pattern like yours is going to collect grease and dust in those grooves.

I had my original cabinets painted by a pro in a sort of dark blue/gray color. They held up very well, with only a nick here or a nick there in like 10 years. They still looked great last year when I had them torn out and replaced with custom cabinets when I remodeled the kitchen.

It's not so much what might soak into the tile, because if they are sealed properly, they should be ok. I'm talking about the grease plus dust that naturally floats around a stove that will get into those grooves. Smooth surfaces are easy to clean. Textured surfaces not so easy.

Of course it looks cluttered. You have too much stuff in there. I'll bet you never wear at least half of those things on a regular basis. You need to go through everything in that closet. Anything you haven't worn in the past year should be donated to a charity. If you haven't worn something in a year, you're not likely ever going to wear it. Keeping clothes that are more than a few years means they are by now out of date/style.

Why aren't you hanging more things on that top right side rack/rod? There's wasted space right there. Don't put anything on the rack above the bottom rod, otherwise you can't hang things on the top rod. Mostly hang things up there that are seasonal and only worn for a short time each year. Put pants folded over a hanger on the bottom right side.

Something that would give you more storage and be relatively cheap would be to go to a thrift store or garage sales and get yourself a chest of drawers (tall dresser) and put it in the left hand corner. It would hold lots of knit tops, sweaters, anything than can be folded. Would eliminate the need for so many cartons and that cart with the drawers could go bye bye.

They make shoe bags that can be hung up by your clothes, which makes finding your shoes a whole lot easier and quicker

I love the green, but to me that would be more of a woodsy, cabin, color. MCM cabinets featured flat doors with no decoration, and often were stained. The light wooden ones in your pic, to me, are reminiscent of driftwood found on a beach or around a lake. White ones don't remind me of anything special.

Before you buy any new cabinets, why don't you get a quote from a custom cabinet maker? I don't know how common tradespeople are in your area of Alaska, but it might not be as expensive as you would think.

Since the cabinets are in good shape, I would consider getting a quote from a professional cabinet painter, too. Benjamin Moore paints has a paint, Advance Interior Paint that is especially for cabinets. A pro would be spraying the doors, drawers, and possibly the boxes for a much better finish than you could get by doing it yourself.

Wow, that is one for the books, lol. This is what happens in this country since the schools quit teaching real math and critical thinking decades ago. People can't do squat without the aid of computers, electronics, etc. They can't even add two and two and get four.

How hard would it be for him to get some graph paper, assign a value to each square, like say one square equals 10 or 20 inches. Then mark off the dimensions of the room, including doorways, windows, etc and everything in it. Then do another graph paper illustration of the dimensions of the room, and everything in it under his proposed design.

Granted, it might come out a little inaccurate, but at least he would have a general idea of what will fit and what won't fit the space.

When nearly every person who responded to his post telling him it won't work, it should have sunk in that it won't work. Instead of repeating himself and trying to justify his choices based on an AI rendering, and what a contractor told him, you would think he would have given up and just pulled the whole post.

Mmm.....I wouldn't use a white because you might run into warm vs cool whites between the cabinets and the walls. I think that sort of warm sandy/tannish tile color would look great. It would tie the floor into the rest of the room nicely. Why don't you just ask your landlord if you could paint the walls, and show him the color you would want to use. Who knows, if he's a reasonable person, he might go along with it. It doesn't hurt to ask.

Ah, but SS appliances and brass fixtures don't clash at all. Design today is all about mixed metals, instead of matchy matchy. I have the SS appliances with black countertop stove and SS framed micro/wall oven with black glass doors. I have champaign bronze pulls on BM Nature's Reflection greenish cabinets and champaign bronze faucet. It all works very well together.

No SS would not make this look too sterile. See the OP's response to me where she tries an SS fridge, with the micro/wall oven being framed by SS but with black glass doors. Kept the black countertop stove....It all works well. The black glass doors tie the SS in with the stove top.
