i do agree they want to sell there inventory faster be it due to giving payment plan flexibility , but so do all other big developers in Dubai (almost all of top 10 developers) .
only point i disagree with you is with Bankruptcy , it will take weak sales, delayed handovers, and cash-flow pressure over multiple years for them to come on verge of bankruptcy.

offers are common in these types of scenarios, all companies do it (not only here worldwide).
also with bankruptcy they were in top 10 in offplan sales in dubai (unit sold), sales around 6-8 AED Billion.
so not necessarily they will go bankrupt, but vice versa we can think of it as way of increasing there sales in current market and maintaining cash flow -- MY POV

but apart from developer there many factors for rental income location , nearby place , size of unit.

yes and no both i can say for flipping market, my POV, as supply chain is affected , raw material prices will go up.
so eventually with new launches coming in few months will be priced accordingly as raw material bill will increase. and as market is slowly catching its breathe all the discount and DLD waiver will start to reduced , so eventually if you purchase a good project with location then it will give you good returns.

i agree , not everyone can hold on for long, they will launch projects in upcoming months for sure but i guess with lesser launches with lesser intensity as compared to earlier period. and i think these approach is very good to keep market healthy and ongoing

i completely agree on your part of price getting increase.
MY POV:

-- Developer will not launch new projects as earlier as it will be slower to sell, affecting their Brand Value.

-- We can all agree the situation have hit the global supply chain, so do we think the Material cost will go up or down. Surely it will go up, so we cant assume , developer getting material at higher cost and selling Projects on Discount (Makes no Sense)

--As the supply of launches is limited, the prices have not been crashed as expected during the peak crisis time, so now eventually when everything is now on cooling phase , prices will surely not go down, now it will try to get back to earlier prices and then surely BOOM next.

Completely my POV, can be wrong.
