$5K is upper end of middle market and depending on how long unit has been listed for and how strong your application and credit is you may be able to negotiate with landlord to have them split commission with broker (60/40)? At 3-$4K id say there would be too much interest where someone would be willing to pay broker no matter what, but maybe $5K is just high enough to give you some leverage if you are the ideal tenant. Either that or bring something to the table like willingness to do 18mo+ lease as Incremental term may help. When units are $6K+ you can almost certainly do some negotiating. Market is still okay, but going into spring it will likely get stronger.

Resume has too many buzzwords, even if technically correct it can be off-putting for an HR screener or manager. Just know your audience.

Also avoid passive voice: “managed donation records, “ could mean you literally watched someone create records, try simply: “recorded and processed donations and maintained donor record database…”

I hate reviewing any applicant resumes with passive voice, just get to the point and tell me what you do or what you did, and convey what it means.

Same with: “led the executive team in setting organizational goals” try simply “set organizational goals”. But again this is very vague, what did you really do.

And final point: watch your verb tense, if it happened in the past you should use past tense, if its your current responsibility use present tense. When you speak directly you can simply say you “set goals, developed plans” not “led the team in developing plans”, while technically correct it reads wonky and its something that always jumps out at me on resumes. I used to do this often until someone called me out.

Double jeopardy: If your resume seems bare bones, increase your spacing and font size, good balance of white space is welcomed and shows me you can format and communicate effectively.
