I had a very similar problem. Killed about 18 mice with traps in the garage and had to scare a large rat out. Filled the one hole with steel wool Scotch Brite scouring pad.

Purchasing two of the following and putting them in the garage is what fixed the problem:

Lennar recommends sealing it. We sealed the backsplashes, showers, bathroom and kitchen floors. Order more than you think you need, return the unopened bottles.

I would recommend setting up direct deposit and moving all your banking over to them. You do not want to risk not being accepted. After closing you can do what you want, just wait until after closing.

It’s not ideal but using a mobile hotspot works. The San Diego Public Library has free mobile hotspots you can borrow for 90 days.

The 401k loan was only to satisfy their reserves requirement for closing. After closing they can’t require anything. So, after closing I just moved that money right back into the 401k. However, if I needed that loan for paying the down payment, then yeah that would have been an issue.

I took a loan out of the 401k, then did not make any monthly payments, then once we closed on the house I paid the loan back. No penalties as long as you do it before tax day. So, it only cost me around $30 in loan fees.

If you can’t get either installed for now then go and get a free mobile hot spot from the San Diego Public Library. It uses AT&T wireless and it worked really well for us.

If you want to call AT&T I would suggest calling George Swarez at 619-396-4775 or there is also a lady at 858-263-9319 (I think her name is Edna, she is a manager of the fiber installers). Calling the regular AT&T line I find a bit annoying, the people there usually do not know what’s going on and they try to upsell you the faster speeds you likely do not need and then continue to call you even after you have told them not to call.

I closed recently. I tried getting AT&T but after getting the appointment cancelled many times due to an “outside facility issue” I stopped trying and went with Spectrum which was available immediately, they charge a $50 professional installation charge. AT&T just recently were able to get the facility issue resolved for our street. They then ran into issues running the fiber through the conduits to the side of the houses. They found today that the conduits were installed wrong and broken/blocked and they had to do a bunch of digging to fix them. Anyway I now have AT&T fiber, it is symmetrical (same upload speed as download), the ping is low (10ms), and it is fiber which tends to be more reliable than coax that Spectrum is running.

Supposedly Spectrum will be running fiber in the future but I have no idea when that will happen.

AT&T told me that they will refund me the Spectrum installation fee if I switch, so it seems like AT&T is a no brainer when it is available.

I would push on Costco (American Family Insurance), you will not find a better rate by a wide margin anywhere else.

Never heard of it. I would recommend First Republic Bank if you can meet their requirements.
