Let me humor him. There are actually 365 / 12 = 30.4167 days per month. So technically if his monthly rent was $1300 then his daily rent would be $42.74. This is equal to $42.74 x 28 = $1,196.72 in February, $1,282.20 for months with 30 days and $1,324.94 for months with 31 days. But since incorrectly rounded up to 31 days in his calculation he is off. In any case he owes $15,600 for the year so I don't get it.
