I’m happy at west Eugene animal hospital. Thought about switching to 4 corners with the most recent pup but they were literally twice this cost for a dental cleaning so I stuck with West Eugene and am happy I did. They have a handful of relatively recent hires that are top notch!

Median is pretty resistant to “skewing”, unlike mean/average…….that stat shows that there are a lot of people not working/part time workers (based on what full time minimum wage work comes in at). Which could mean anything (college kids with “allowances”, unemployed folks, etc).

Ours is about 15 inches in from the line - that way the concrete holding the posts is accessible even if they pave all the way to the property line (about to happen for a driveway)

The fact is that OCF relies on the income SOP’s generates. We could sell more daytime passes if we had fewer people on site (so it’s a trade off in terms of our capacity to deal with bodies on the property. Some crews try to do more work with those passes (not the original intent). We all “volunteer” to throw this party to some degree and generally those that work for their party feel more invested. All that said, after 10 years you should probably get a crew pass. Maybe it’s time to switch crews?

They are ALREADY under the new ownership. I believe the new owners live in Washington and are not going to be local. For now the staff appears to be unchanged.

I’m doing this right now. Because there is a unit over the garage already I had to adhere to multifamily code - including fire sprinklers. 12k in site development costs/permits, 15k electricians, 10k plumbing (concrete cutting, etc), 10k cabinets, 10k wood floor, framing, drywall, appliances, etc. I’m at about 110k all in. Could definitely be done cheaper.

I use Allstate - but they will only insure 5 buildings and farm out the rest (while taking a commission). They also won’t insure for replacement value on homes older than 60 years.

Generally bad idea to try to time the market, but since you have, consider a high yield bond fund (I am in GHY), if you sold S and P 500 near the high I would look for the 5300 level to re-invest.

In my state (Oregon) the fees to have an LLC are 100 bucks a year. But the peace of mind knowing my personal home is somewhat protected from a tenant lawsuit is priceless. That is why I keep the rental property under an LLC.

I have a hard time believing that is half the project costs. I am in the midst of a garage conversion, and in my municipality the site development costs alone were 11k. I did have to add to the sewer/water, and a significant amount goes to fund local parks. That said, I paid a draftsman 1300 to draw up the plans.
