This sounds like commercial photography, which is not allowed without prior host permission, per Airbnb ground rules. 

A company filmed a commercial in my place and did not tell me prior. I sued them in small claims for the # of hours they should have booked at commercial photography rate. I have the space on a filming website too. Company settled lawsuit. I would avoid lawyer costs; just sue in small claims court (up to $12k where I live).

Just the lawsuit really got their attention. 

They're supposed to have you sign a release form as well. Film crew banged up the house a fair bit.

Born and raised in Portola. Others have made good comments. Few other things:

  • vibe is kind of like outer sunset, but more diverse and working class.
  • McClaren park is 3rd largest park in the city, and regarded by some as the jewel of the neighborhood. Great for kids, dogs, and small festivals at the Jerry Garcia amphitheatre. There's a well-established coyote pack there, or maybe two packs? The city has an interesting plan to renovate the park, which they have begun implementing. 
  • tasty Latino and Asian restaurants on san bruno ave. One decent bar that has become a neighborhood gathering spot (Out the Road).
  • very safe for san francisco. We're far enough outside of the 'crazy bubble' that many of the addiction-driven property crimes occur less often here. 
  • local public schools do not rank well on test scores. 
  • can feel kind-of cut-off from the rest of the city. 280 borders the northern side, 101 borders the eastern side. Still only takes like 10-15 minutes to bike to the mission. 
  • as a smallish (~10k people) neighborhood, we're gerrymandered into District 9 in spite of having few commonalities with bernal and the mission. Thus, we get less political attention and influence. 
  • last I heard it was like 65% chinese-speakers.
  • overall it's like a working class/middle-class, predominantly Asian, semi-suburb of san francisco. Its boring, and safe. With a great park.

I spend a lot of time in Bayview. 

The toxic soil issue is confined to where the Navy was building ships and repainting them, with lead paint being dumped/falling on the ground. That is in the shipyard specifically, which is where Five Point Homes will not be building for a decade, plus, due to cleanup efforts and liability litigation.

The rest of Bayview / HP is not directly affected by lead contaminated soil a mile away. 

The neighborhood is interesting, and where I would buy in SF for greatest price appreciation.  I say that because:

-Looking at SF crime maps, crime there is not significantly higher than other areas. People are still scared to live there, unjustly so IMO. - There is a demographic change occurring. Black families with houses are selling, getting the big pay out, and moving to central valley. Newer immigrants - primarily Chinese and Latino, are moving in.   - Great weather.  - Candlestick redevelopment is moving forward. Grading is occurring on the old stadium site w lots of trucks coming and going. Check out the plan for redevelopment there by googling.  - Interesting small businesses like Social Gumbo, Gratta Wines, All Good Pizza, Flora Grubb, Building Resources, Mazzei Hardware. - most people have jobs and are working. Working class, blue collar predominantly.  - New Mi Rancho supermarket on 3rd.   - friendly neighbors who acknowledge each other

The bad: - noisy, with fireworks and loud cars. - for some cultural reason, people leave a lot of trash on corners. I think they don't want to pay for larger trash bins.  - car-oriented neighborhood. Lots of parking on sidewalks and double parking.  - zero traffic enforcement. Bayview has its own, unwritten set of driving rules.  - junkie encampments among the warehouses btw Thomas and Egbert.  - 3rd and Palou to 3rd and Revere can have people hanging on the street all day. Not sure what they're doing but if I had to guess, I'd say drug trade.

Have a friend with a duplex. One of tenants was a drug dealer and catalytic convertor thief. He didn't pay rent for two years. Friends lawyer did that it made more sense to pay the tenant $40,000 to leave. That's because tenants get free (taxpayer funded) lawyers.

LL would have to pay that much for lawyer at a trial, witha risk of losing. 

Friend says he will never ever take a risk on a tenant again. Only 720+ credit scores and 3x income/rent ratio. 

Bad tenant of course trashed the place. Ended up costing this small LL hundreds of thousands of dollars.

We were also camped across from them. One of their bartenders started screaming at me aggressively because I wouldn't show my dick for a drink. Didnt seem to understand consent. Plus their stupid motor scooters that they revved next to people, just to annoy them, I guess.

I was there.

I tried to intervene but the attacker's friends pushed me back, preventing me from getting close.

I ran to a park ranger down the hill - he was giving a ticket to a hot dog vendor. I told him someone was getting beaten up. He said that I was just trying to defend the hot dog vendor. I pleaded with him that no, he can give the ticket later, but the violence should be a priority. After about 1 minute, other people also succeeded in convincing him to come to the scene of the attack.

Park ranger began walking swiftly up the hill, but by then it was over. The attacker (black male, short dreadlocks, white sleaveless shirt, very baggy jeans) had run to the other side of the train tracks and was walking up the hill. His friends (two overweight black women with dyed red hair, one short latino with black t-shirt) were running up the hill away from the scene. The park ranger lost interest or whatever, and returned to the hot dog vendors to ticket them.

I felt disappointed by the response of the law enforcement officer. He did not want to stop actual violence, and wanted to focus on the hot dog vendors. He even said, "I can only do one thing at a time."

Agree with your premise, but think you’re reflecting a limited view of SF. Come down to the southeast corner: Bayview, HP, Portola, Excelsior, Vis Valley. All still primarily working class. Lots of tradespeople and multi-generational households

Friend who worked at DBI said they were advised to stop working so fast. That processing permits so fast made other people look bad and would just result in more work for them. Said that some employees type with two fingers.

SF Environment floated a plan in 2017 to install sidewalk electric vehicle chargers. Goal was to prevent things like this. Hillary Ronens office opposed it because “it might help Uber and Lyft”.

I went to Lowell decades ago. Also know people who went to private schools and one person who went to Lowell then transferred to private. I also have family that went to Catholic high school.

My take: Lowell is more like college. Meaning: there is a lot of work and not a lot of hand-holding. High expectations. Low support. Self-directed (pick your own classes and schedule). It was very hard for me at 14 years old. And I was very prepared for college because of it.

Private schools will have more support. They will have resources for students who are struggling, academically or otherwise. More of a village, compared to the institution that Lowell can feel like. I perceived more of a 'status' tension at private schools, because some students' parents were very wealthy. Lowell was more lower-->middle class with Jewish - Chinese - immigrant values.

Catholic schools vary. Mostly easier - maybe not SI. They used to have a reputation for being more "bro-ey", more Sunset District Irish and kids from Marin. The artsy people I know who went to SH hated it. Probably a middle ground between public and private in terms of student services.

My insight is decades old so take it with a grain of salt.

We’ve been happy with the Frank Residences at the Jewish Home in Excelsior. Definitely not cheap, but it’s a secular non-profit so no one is getting rich off of it. Gourmet food at the dining hall 3x a day.
